Job Overview

We are seeking a skilled Maintenance Professional to join our team. As a key member, you will be responsible for ensuring the physical aspects of buildings, grounds, amenities, and common areas meet high standards for cleanliness, appearance, safety, and overall functionality.

Key Responsibilities:

  • Conduct technical and mechanical work to identify and repair defects in accordance with policies, safety standards, and code requirements.
  • Prepare vacant apartment homes for leasing by inspecting properties, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and verifying completed work.
  • Access materials, supplies, equipment, and tools from the property's maintenance department; track used inventory, return unused items, and notify maintenance supervisors about re-ordering needs.
  • Document service requests accurately.
  • Maintain grounds, common areas, and amenities by picking up trash, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Support cost efficiency by repairing rather than replacing parts when possible and utilizing materials and tools effectively.

Additional Responsibilities:

  • Comply with safety and risk-management policies; attend routine safety meetings and required training; report accidents and incidents promptly and accurately.
  • Inspect work performed by contractors, vendors, and service providers to verify quality and compliance with standards.

Service Technician Activities:

  • Conduct routine and periodic property inspections to identify safety and risk management concerns and communicate needs to management.

Physical Demands:

  • Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions.
  • Lift up to 25 pounds independently; up to 50 pounds with assistance.
  • May travel to assist other properties, attend training, or attend meetings.
  • Flexible work schedule including evening, weekend, and holiday call duties.

Required Licenses or Certifications:

  • EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
  • All certifications required by State and Local jurisdictions.
  • Valid driver's license to operate golf cart on property (where applicable).
