Job Description

The primary objective of this role is to effectively manage the maintenance and operation of building services, ensuring assets are well-maintained, operated cost-effectively, and serviced in accordance with statutory requirements.

  • Maintenance Management: Approve work orders, process tax invoices, and manage contracts within designated authority.
  • Budget Performance: Deliver operational expenditure budget performance against forecast.
  • Compliance and Risk Management: Ensure compliance with the Mirvac Quality Management System, Australian Standards, NCC, HSE, DDA, and other risk management issues.
  • Collaboration and Communication: Provide advice to the Property Manager and Senior Facility Manager on maintenance and operational issues affecting building operations and budgets.
  • Emergency Response: Respond to after-hours calls as required.
  • Asset Management: Maintain an up-to-date asset register and preventative maintenance planner in the required business format.
  • Statutory Logs: Maintain relevant statutory logs and registers for properties.
  • Contractor Management: Manage contractors according to Mirvac HSE&S policies and procedures.
  • Building Management: Regularly monitor the Building Management Control System.
  • Plant and Equipment Inspection: Physically inspect plant and equipment to ensure operational readiness for building occupancy.
  • Performance Reporting: Participate in Operational Healthcheck Proforma (QMS dataroom) with Divisional Manager, onsite Senior Facility Manager, and Property Manager.
  • Reporting and Compliance: Complete FCR compliance reporting within specified timeframes.
  • Presentability: Ensure all areas of the property are presentable at all times.
  • Information Requests: Respond to information requests from the Portfolio Manager, Property Management, Senior Facility Management, or the asset services team.
  • Staff Meetings: Attend and contribute to staff meetings to ensure Mirvac staff and core contract staff are fully informed of activities.
  • Performance Management: Complete the performance management process and related documentation on time, as outlined in the Performance Management Program, including a Development Plan.
Qualifications / Point of Difference
  • Experience: At least 5 years' experience in all facets of facilities management, typically stemming from a solid administrative and/or technical background.
  • Prioritization and Time Management: Demonstrated experience in high-volume roles with conflicting priorities.
  • Negotiation and Contract Management: Demonstrated experience in negotiating and enforcing contracts.
  • Risk Management: Demonstrated understanding of Australian Standards, NCC, HSE, DDA, and other risk management issues.
  • Communication and Interpersonal Skills: Exceptional communication and interpersonal skills.
  • Decision Making and Influence: Good decision-making, influencing, presentation, and negotiation skills.
  • Customer Focus: A customer and guest-centric focus, with a strong understanding of the local community and trade area.
  • Innovation: An innovative approach.
  • HSE and DDA Regulations: Knowledge of HSE&S, DDA, and other risk management regulations.
  • NABERS Rating Scheme: Understanding of the NABERS rating scheme and its major influencers.
  • Creativity and Collaboration: An innovative and creative approach, with a collaborative approach to working with teams and customers.
  • Autonomy and Flexibility: Ability to work unsupervised and prioritize tasks effectively, with a willingness to be flexible with duties and working hours.
