Job Description


This is an exciting opportunity for a skilled Facilities Manager to join our inaugural team at INDI Sydney. As the successful candidate, you will be responsible for maintaining high asset quality and presentation, ensuring compliance with safety standards, and promoting a culture of safety for all employees.



About the Role



  • You will manage the maintenance of apartments, common areas, and building exterior, including preventative and reactive works.
  • Collaborate with internal management, external partners, and contractors to maintain high asset quality and presentation.
  • Ensure compliance with safety standards and promote a culture of safety for all employees.


Key Responsibilities



  2. Providing exceptional customer service by building strong relationships with key stakeholders (internal and external) and responding to maintenance requests promptly.
  3. Ensuring all areas of the asset are maintained to the highest presentation standard and safety levels.
  4. Managing on-site contractors, including induction, performance monitoring, and task completion.
  5. Monitoring and maintaining the building management system (BMS) and energy management system (EMS).
  6. Overseeing all apartment turnover activities in line with make-good procedures and timelines.
  7. Collaborating with Head Office H&S to foster a culture of safety and oversee all facilities-based legal and compliance activities.
  8. Developing and maintaining a preventative maintenance plan to ensure compliance items are met.
  9. Assisting in the formulation of budgets and regularly monitoring P&L performance against targets.
  10. Offering emergency out-of-hours support and guidance to on-site teams.
  11. Working both on the tools and administratively.
  12. Assisting with the development of service contract scopes and the tender process.
  13. Maintaining terraces, garden beds, fire stairwells, storerooms & waste rooms.
  14. Establishing systems and procedures for preventative maintenance programs.
  15. Assisting other staff and residents with training in preventative maintenance and health and safety issues.
  16. Monitoring spare parts stock levels and reporting low levels.
  17. Liaising with the General Manager for apartment departure inspections and repairs.
  18. Managing external contractors' work and providing progress updates to the General Manager.
  19. Overseeing construction handover, managing the defect liability period, and recording, reporting, and assisting the General Manager in addressing all building defects in conjunction with clients and construction representatives.


Requirements



  • Demonstrated experience in general property and grounds maintenance and repairs (including electrical, plumbing installations and building maintenance).
  • Prior experience in a supervisory role within a maintenance department.
  • Understanding of OH&S principles and chemical handling.
  • Effective verbal and written communication skills with staff, owners, tenants, and contractors.
  • National Police Check (completed within last 3 months), at your own cost.
  • Unrestricted work rights in Australia.
  • Trade qualification as a Mechanical Engineer, Electrician or Plumber (highly desirable).
