Overview The General Manager is responsible for leading the Flex business unit across all locations, with initial focus on implementing the business plan for Flex @ Bourke & Bowden in Sydney, including site design, pricing, financial forecasting, staff recruitment, and operational rollout.
They oversee all employees, ensuring delivery of coworking, facilities management, food and beverage, and tenant engagement services while driving revenue growth, cost management, and P&L accountability.
Reporting regularly on performance, forecasts, and adherence to plans, the General Manager runs the business semi-autonomously, leveraging Hickory shared services and ECS for asset management, to expand Flex into a scalable, profitable entity aligned with Hickory's strategic goals.

Responsibilities Strategic Leadership: Develop and deliver the Flex business strategy, driving market expansion, product innovation, and alignment with Hickory's broader objectives.
Revenue & Sales Growth: Lead pricing, sales, and occupancy strategies to meet revenue targets, including building partnerships and cross-selling Hickory services.
Financial Oversight: Manage P&L, budgets, and forecasts for all Flex sites, identifying efficiencies to maintain strong margins.
Operational Excellence: Oversee day-to-day site operations, asset management, tenant fit-outs, and technology integration across Melbourne and Sydney.
Team Leadership: Recruit, manage, and develop high-performing teams, fostering a culture aligned with Hickory's values.
Marketing & Engagement: Drive marketing campaigns, brand presence, and tenant engagement initiatives to boost retention and community.
Compliance & Risk: Ensure all sites meet safety, regulatory, and environmental standards while proactively managing operational risks.
Reporting & Stakeholder Communication: Provide regular updates on performance, forecasts, and strategic initiatives to senior leadership.
Growth & Innovation: Identify new revenue streams, site opportunities, and service innovations to enhance the Flex offering.
Vendor & Partner Management: Negotiate and manage supplier contracts, ensuring quality service delivery and cost-effectiveness.
To be successful in the role Education & Experience: Tertiary qualification in business, management, or related field, with 5-7+ years in senior roles within coworking, hospitality, or property operations, and experience leading multi-site teams and business expansions.
Strategic & Commercial Mindset: Proven ability to develop long-term business plans, analyse market trends, and balance day-to-day operations with future growth opportunities.
Financial & Sales Expertise: Strong background in P&L management, budgeting, pricing strategies, and revenue generation, with a track record of lead generation, deal closures, and upselling services.
Leadership Experience: Skilled in building, managing, and motivating cross-state teams, including recruitment, coaching, performance management, and change leadership.
Operational Capability: Experience managing multi-site operations efficiently, with knowledge of tools such as Office RND and Xero, and a focus on continuous improvement.
Innovation & Adaptability: Able to identify new opportunities, introduce fresh ideas, and adapt quickly to market or operational changes.
Communication & Relationship Skills: Excellent communicator, able to present strategies and results clearly, build strong tenant and vendor relationships, and engage stakeholders at all levels.
Risk & Compliance Awareness: Proactive in identifying and mitigating operational, financial, and regulatory risks while maintaining business continuity.
Customer Focus: Committed to understanding and delivering on tenant needs to enhance satisfaction, retention, and community engagement.
