Our ClientOur client is a global property provider who offers a variety of services and a dedicated building and property management arm. They have industry leading employee benefits and are dedicated to be an employer of choice worldwide. 

Their QLD property management team are responsible for the onsite management of over 20 sites Brisbane wide and are continuing to grow. 

They have an opportunity for a motivated Onsite BuildingManagerto join their team on a full time basis based onsite in their building in Toowong. 

This will be a live onsite role and a 3 bedroom managers apartment is included as part of the salary package. 

The Role

Working under a supportive and empowering property management operations leader, you will be responsible for the management of operations of a large residential tower in Toowong. 

This includes management of the building as well as end to end management of the let pool of approximately 80 properties. 

You will be empowered to manage your building autonomously with the support of a structured and approachable operations team.

This role will include -

  • Oversee the management of a residential tower including facilities and management of the let pool
  • Communication with various stakeholders including investment owners, tenants and suppliers
  • Management of the common area facilities including arranging repairs and regular servicing
  • Regular inspections of the building, grounds, common areas (lobbies, lifts, car-parks) to identify maintenance issues
  • Ensure compliance with safety, health, fire and building regulations
  • Work collaboratively with Body Corporate committee members
  • Conducting of Entry and Exit Condition Reports
  • Conducting of Routine Inspections and follow up reporting
  • Maintenance coordination
  • Provide after hours emergency assistance
  • Arrears management
  • Negotiation and execution of lease renewals
  • Bond finalisations

About You

In order to be successful in this role, you will be a highly motivated, client focused individual who is willing to work hard and be part of a supportive and collaborative team. You will also require -

  • Minimum 2 years experience in both building and property management
  • Current QLD Certificate of Registration
  • Valid drivers licence
  • Strong client service skills and a customer focused mindset
  • Excellent written and verbal communication skills
  • Strong time management skills
