PROPERTY MANAGER – MOMENTUM PROPERTY NORTH & MOMENTUM PROPERTY SOUTH

Salary Package: $75,000 – $85,000+ (incl. super, car allowance & company phone)

Momentum Property is seeking two experienced and motivated Property Managers to join our growing teams – one based at our North office and one at our South office. Reporting to the Senior Property Manager in each location, you will be responsible for the full suite of property management duties across your designated portfolio. You will need to operate within ACT legislation, maintain high professional standards, and ensure all communication and records are accurately maintained within our property management systems.


Key Responsibilities

Portfolio Management

  • Manage a portfolio of residential properties
  • Conduct routine inspections, open homes, and final inspections
  • Coordinate maintenance and repairs end-to-end
  • Prepare leasing and property management documentation
  • Maintain consistent communication with tenants, landlords, and contractors
  • Manage online advertising and respond to enquiries
  • Monitor and manage rental arrears in line with KPIs
  • Perform general administrative duties
  • Use software including ReapitPM (Console), ReapitSales (Agentbox) & RealHub
  • Organise and conduct periodic condition reports and vacate inspections
  • Prepare Tribunal applications and attend hearings as required
  • Authorise payments for client outgoings and complete rent reviews
  • Lodge and manage bonds, transfers, and claims
  • Support Senior Management with ad-hoc duties as required

Training & Development

  • Attend all required training sessions
  • Maintain CPD compliance and ACT registration

Performance & Compliance

  • Participate in regular PM team meetings
  • Ensure compliance and best practice in all areas
  • Meet team and individual KPIs with guidance from the Senior PM
  • Attend one-on-one meetings and performance check-ins
  • Collaborate with other departments to support business growth
  • Ensure timely completion of workflow tasks
  • Manage conflict resolution with support from Senior PM

Communication

  • Communicate clearly and professionally across all departments and with clients
  • Execute tasks efficiently using Outlook and Microsoft Teams
  • Record accurate notes on all meetings, including times, dates, and key discussion points

Experience & Qualifications

  • Minimum 1 year of experience in property management or a related role
  • Current ACT Real Estate registration and licence (essential)

  • Ability to apply knowledge in a commercial environment

Other Requirements

  • Competent computer skills (ReapitPM experience highly regarded)
  • Current driver's licence and reliable vehicle
