Project Manager - Commercial Fit Out & Refurbishment Are you an experienced Project Manager with a keen eye for detail and a solid understanding of construction contracts?
A dynamic and expanding commercial fit-out and refurbishment company in Sydney is seeking a Project Manager to join their team. This role offers the opportunity to lead diverse commercial projects, ensuring successful delivery from inception to completion, with a strong emphasis on contractual integrity and project control.
About the Role: As a Project Manager, you will be responsible for overseeing the entire project lifecycle, from tender review through and construction methodology to final handover. We are looking for a driven PM who understands the critical elements of a construction contract and can proactively manage these to mitigate risks and ensure project success and delivery their projects on time to a high standard. You'll be responsible for up to 2-3 projects simultanously up to $5M in value, and have a Contract Administrator and Site Managers on your team to oversee.
Key Responsibilities
- Scope of Work & Deliverables: Meticulously review and manage the defined scope of work, ensuring all tasks, materials, and quality standards are clearly understood and executed. You will be responsible for preventing scope creep and managing variations effectively.
- Project Timeline & Deadlines: Develop, monitor, and adhere to realistic project timelines, including key milestones and completion dates. You will proactively identify potential delays and implement strategies to keep projects on track, understanding the implications of delay clauses.
- Payment Terms & Financial Control: Oversee all financial aspects of the project, including budgeting, cost control, and managing payment schedules. A strong understanding of progress payments, retention, and the financial clauses within contracts is essential.
- Risk & Liability Management: Identify and assess project risks, including those related to indemnification and insurance. You will ensure appropriate insurance coverage is in place and manage liabilities effectively to safeguard the project and company.
- Dispute Resolution & Communication: Foster clear communication channels with all stakeholders, including clients, subcontractors, and authorities. You will be adept at addressing and resolving potential disputes, understanding the contract's provisions for mediation or arbitration.
Skills & Experience
- Proven experience (5+ years) as a Project Manager in commercial fit-out and refurbishment projects in Sydney.
- Demonstrable expertise in reviewing and managing construction contracts, with a strong understanding of clauses related to scope, time, cost, risk, and dispute resolution.
- Capable of creating a construction program from scratch using MS Projects.
- Excellent technical construction knowledge and a solid grasp of M&E services.
- Proficient in reading and interpreting technical drawings and building permits.
- High attention to detail and commitment to quality outcomes.
- Strong communication, negotiation, and leadership skills
- Ideally strong with Integrated Construction Management software such as Procore, Cheops/Jobpac/Buildlogic and Hammertech/1Breadcrumb - although training can be provided.
