This position requires an immediate start with the ability to seamlessly transition into managing an existing portfolio while maintaining continuity of service and stakeholder relationships. The successful candidate will inherit established operations and drive ongoing strategic initiatives to maximize asset value and operational efficiency.Key ResponsibilitiesImmediate Transition & ContinuityQuickly assume responsibility for existing property portfolio with minimal disruption to operationsReview and assess current property performance, tenant relationships, and ongoing initiativesMaintain continuity of established vendor relationships, contracts, and service levelsRapidly build rapport with existing tenants, stakeholders, and team membersIdentify and address any immediate operational or strategic gapsStrategic Planning & Asset ManagementInherit and refine existing strategic property plans and budgetsContinue execution of in-progress value-add initiatives and capital projectsConduct portfolio assessment to identify optimization opportunitiesMonitor and analyze property performance metrics against established benchmarksLead property repositioning initiatives and enhancement projectsOperations ManagementSeamlessly take over day-to-day property operations including maintenance, security, and tenant servicesMaintain existing vendor relationships while optimizing service contractsEnsure uninterrupted compliance with all regulatory requirementsPreserve operational excellence while implementing improvements where neededManage ongoing emergency response and business continuity protocolsFinancial ManagementAssume responsibility for current operating and capital budgetsContinue oversight of accounts payable/receivable and rent collection processesMaintain financial reporting schedules and stakeholder communicationsReview existing contracts and identify cost optimization opportunitiesCollaborate with accounting teams on established reporting cyclesStakeholder ManagementQuickly establish credibility with property owners, investors, and senior managementMaintain existing tenant relationships while identifying service enhancement opportunitiesPreserve team morale and productivity during leadership transitionContinue support of ongoing leasing efforts and tenant retention initiativesRequired QualificationsCRITICAL for Backfill Success:Proven ability to quickly integrate into existing operations with minimal learning curveExperience managing immediate transitions in property management rolesStrong relationship-building skills to rapidly establish credibility with stakeholdersAdaptability and flexibility to work within established systems while driving improvementsEducation & CertificationsBachelor's degree in Real Estate, Business Administration, Finance, or related fieldProfessional certifications preferred (RPA, CPM, CCIM, or similar)Experience15+ years of commercial property management experience5+ years in senior roles with demonstrated ability to assume leadership quicklyExperience with portfolio takeovers or transition management preferredProven track record of maintaining operations during leadership changesTechnical SkillsImmediate proficiency in common property management software (Yardi, MRI, etc.)Quick learner with ability to adapt to existing systems and processesStrong financial analysis and reporting capabilitiesAdvanced Microsoft Office Suite skillsCore CompetenciesRapid integration abilities and strong emotional intelligenceExcellent communication skills for stakeholder transition managementCrisis management and problem-solving under pressureLeadership presence that inspires confidence during changeDetail-oriented with ability to quickly assess and prioritizePreferred QualificationsPrevious backfill or transition management experienceExperience with similar property types within our portfolioExisting relationships within local commercial real estate marketTrack record of successful team leadership during organizational changePosition DetailsImmediate start preferred with flexible onboarding scheduleComprehensive transition support including detailed handover documentationMentor support available from departing team member (if applicable)Standard professional office environment with property site visitsAccelerated performance review at 90 days to ensure successful integrationCompensation & BenefitsCompetitive salary commensurate with experience and urgency of roleSign-on bonus consideration for qualified candidates with immediate availabilityPerformance-based bonus structureComprehensive benefits packageProfessional development opportunities Location: On-site –Sydney, NSWIf this job description resonates with you, we encourage you to apply even if you don't meet all of the requirements.  We're interested in getting to know you and what you bring to the tableJLL Privacy NoticeJones Lang LaSalle (JLL), together with its subsidiaries and affiliates, is a leading global provider of real estate and investment management services.
