About the role

We're seeking a proactive and results-driven Business Development Manager to lead the growth of our property management portfolio. In this key role, you'll be responsible for securing new landlord clients, converting leads into signed management agreements, and establishing long-term relationships within the property industry.

You'll drive new business through strategic prospecting, networking, canvassing, advertising, and delivering compelling presentations. With a strong focus on lead generation and pipeline management, you'll position our agency as the preferred choice for property management services.

Success in this role requires a solid understanding of the real estate market, competitor offerings, and our unique value proposition. You'll work closely with the Property Management and Sales Teams to deliver a seamless experience for new clients and contribute directly to the agency's growth and profitability.

Responsibilities

  • Actively seek new property management clients through calls, emails, door knocking, networking, referrals, and social media engagement.
  • Build relationships with prospective landlords, deliver rental appraisals and presentations, and secure new management agreements.
  • Develop, nurture, and track a strong lead pipeline using follow-ups, targeted campaigns, and CRM/database systems.
  • Partner with Sales Agents to convert investor buyers and attend open homes and auctions to identify potential landlord clients.
  • Ensure a seamless onboarding experience, including signed agreements, compliance checks, financial setup, and property readiness.
  • Conduct initial inspections, recommend improvements, and coordinate advertising (photos, videos, copywriting) to attract tenants.
  • Manage listings, conduct viewings, handle enquiries and applications, and support tenancy sign-ups to ensure fast and effective leasing.
  • Educate new landlords on processes, maintain regular communication, and deliver ongoing value to strengthen client relationships.
  • Track lead sources, conversion rates, and rent roll growth, providing regular reports and insights to the Branch Manager and team.

About you

To succeed at Elders, you:

  • Proven experience in business development, real estate sales, or property management.
  • Certificate III in Business Administration or a related field is desirable but not required.
  • Demonstrated success in lead conversion, prospecting and nurture long-term relationships.
  • Strong negotiation, communication and interpersonal skills.
  • Understanding of residential tenancy legislation and compliance requirements (preferred).
  • Understanding of local real estate market trends (preferred).
  • Sound computer and administration skills
  • Solid understanding of applicable Real Estate legislation
  • Current Property Management and/or Real Estate Licence, Certificate of Registration
  • Driver's licence (essential)
