Due to strong organic growth, we need an experienced constriction side PM for 2 days a week in delivering an exciting residential project located an hour north of Melbourne.
Position Title: Senior Project Manager – High-End Residential (Contract)
Term: From commencement until May 2026 (project completion)
Engagement: Contract – 2 days per week
1 day/week on site (project located approx. 1 hour from Melbourne)
1 day/week in office or WFH managing programme, scope, quality, and key stakeholders
Position Objective
The Senior Project Manager will be responsible for the end-to-end management of a single high-end residential project, ensuring delivery to programme, quality, and budget expectations. The role focuses exclusively on this project and does not include broader business management duties.
You will oversee client liaison, contractor coordination, programme control, and quality assurance, with a strong focus on achieving the design vision and maintaining premium build standards.
Key Responsibilities
Programme & Delivery
- Develop, maintain, and monitor the project programme
- Coordinate sequencing of works with the site team and subcontractors
- Proactively address delays, risks, and critical path items
Scope & Quality
- Ensure works are executed in line with the agreed scope and specifications
- Conduct regular quality inspections, addressing non-conformance promptly
- Oversee design implementation to achieve the intended architectural outcomes
Client & Stakeholder Management
- Act as the primary point of contact for the client and architect
- Provide clear, timely progress updates
- Lead and document fortnightly project meetings
Commercial Oversight
- Review and approve subcontractor claims and variations with the Contract Administrator
- Monitor budget and cash flow forecasts
- Ensure all procurement is aligned with the programme and quality standards
On-Site Coordination
- Work closely with the Site Manager to ensure smooth delivery of works
- Support resolution of site issues promptly and effectively
Handover & Defects
- Lead project handover process and final inspections
- Oversee defect rectification until completion
Accountability
- Reports to: Construction Manager
- Liaises with: Client, Architect, Site Manager, Contract Administrator, and selected subcontractors
Requirements
- Proven track record delivering high-end residential projects at Senior PM level
- Strong knowledge of construction programmes, sequencing, and quality control including Microsoft Project Suite
- Exceptional communication and client management skills
- Ability to work independently in a part-time capacity
- Proficiency with Procore (preferred)
