Property Manager – Southside Brisbane | Rooming Accommodation Specialists

This isn't your standard PM role, and we're not your standard agency.

At Upside Ave, we're established specialists in rooming accommodation management—a niche, growing sector that's anything but boring. We also manage traditional homes, so you'll get a mix of variety and challenge.

Our business is expanding rapidly, and we're looking for an energetic, people-focused Property Manager to join our team and take charge of our Southside Brisbane portfolio (approx. 140 properties and growing).

What You'll Be Doing

  • Conduct entry and exit condition reports with attention to detail
  • Stay on top of maintenance requests so nothing slips through the cracks
  • Be the go-to for our valued tenants- communicating like a pro by phone and email
  • Manage rent reviews, arrears, and lease renewals
  • Coordinate maintenance, inspections, and compliance with ease
  • Work Monday to Friday—yes, your weekends are YOURS

What You'll Bring

  • Previous experience in property management (rooming house experience is a bonus, not essential)
  • A client-first mindset with premium service standards
  • Strong time management and organisation skills
  • Energy, initiative, and a proactive vibe (we're looking for do-ers)
  • Confident communication skills—you can build rapport with anyone
  • QLD Certificate of Registration (or the ability to obtain one prior to commencement)
  • Current driver's licence + reliable vehicle
  • Full Australian working rights
  • Bonus points if you know PropertyME, IRE, 2Apply, and Inspections Express—but if not, we'll train you up.
