About the Role
We are seeking a highly organised and experienced Completion Manager to join our Development Team. You'll take charge of the critical final stages of our projects, ensuring every detail is delivered to the highest standard, operational handovers run smoothly, and defects are managed efficiently. From three months before practical completion through to post-handover, you'll ensure that every detail meets Iglu's brand, operational, and compliance expectations. You'll also play a key role in capturing lessons learned to drive continuous improvement for future developments, while also supporting special projects across our portfolio.
Key Responsibilities
Project Completion (Pre-PC):
- Lead defect inspections, documentation, and resolution planning
- Ensure plant and equipment are accessible for ongoing maintenance
- Review waterproofing, façade close-outs, and all ITPs
- Attend commissioning, witness testing, and training sessions
- Coordinate collation of O&M manuals, as-builts, asset and spares registers
Post-Completion & Continuous Improvement:
- Finalise all documentation in line with Iglu's operational standards
- Manage independent compliance reviews (e.g. fire systems)
- Review commissioning reports and warranty documentation
- Track and manage post-PC defect resolution across projects
- Capture and document lessons learned
- Participate in design reviews for new developments
- Update post-project review frameworks
Capital Works & Special Projects:
- Conduct due diligence and feasibility studies
- Define scope, manage tender processes, and administer contracts
- Oversee program delivery, contractor performance, and stakeholder engagement
About You
Skills & Experience:
- Proven project management experience in construction or property
- Strong understanding of DLP, commissioning, and compliance (especially Class 2 / Class 3 buildings)
- Experience conducting inspections during construction (pre-sheeting, services access, etc.)
- Comfortable reading and critiquing construction drawings and scopes
- Effective at managing contractors, resolving conflicts, and driving outcomes
- Detail-oriented, organised, and proactive communicator
Qualifications:
- A degree in Construction Management, Engineering, Architecture, or a related field
- Desirable: Experience in purpose-built student accommodation (PBSA) or residential high-rise developments
