Stewardship of the Port's Property Portfolio
Reporting to the Executive General Manager, Commercial, the Head of Property leads the stewardship, performance and governance of Port of Melbourne's extensive property portfolio.
You will work closely with the Head of Commercial Development who is responsible for property development at the Port. The Head of Property is a senior operational and leadership position, accountable for the strategic management of existing assets, tenant relationships, lease renewals, and compliance performance across a complex and high-value portfolio.
You'll lead a team of Property Relationship Managers, ensuring best-practice tenant engagement, operational risk management, and commercial discipline across approximately 70 long-term leasehold arrangements.
You'll ensure property operations and developments are seamlessly integrated to maintain portfolio integrity while supporting the delivery of major commercial initiatives.
What You'll Do
- Lead the Property team and oversee all day-to-day property management, lease administration, valuations, and tenant relationships.
- Manage lease renewals, variations, and non-material commercial negotiations.
- Ensure compliance with all regulatory, contractual, and governance obligations, including Tenancy Customer Charter (TCC) and Port Concession Deed (PCD) requirements.
- Oversee reporting and data accuracy within the property management system (Progen).
- Maintain independent compliance reporting and portfolio performance visibility to the Executive.
- Provide leadership, guidance and development to the Property Relationship Managers.
- Partner with the Head of Commercial Development to ensure alignment between operational property management and commercial strategy.
- Drive continual improvement in systems, reporting, and engagement practices across the portfolio.
What You'll Bring
- 10–15 years' experience in property or infrastructure portfolio management within complex, regulated environments.
- Deep expertise in lease management, compliance, and stakeholder engagement.
- Strong leadership capability, with experience developing high-performing teams.
- Commercial acumen with the ability to balance operational delivery and strategic alignment.
- Proven capability managing multiple tenancies and complex lease arrangements.
- Tertiary qualification in property, business, economics, or a related discipline.
