Business Development Manager (Property Development) — Suri & Co

About the role

Join Suri & Co, a small, hands-on development team delivering mixed-use, retail/F&B and industrial projects across Melbourne's west (Point Cook, Ravenhall, Truganina, Cobblebank). As our BDM, you'll be out in market building relationships, generating leads, and progressing opportunities through to agreed terms and a smooth handover. Ideal for someone who enjoys meeting people, keeps a tidy CRM, and turns conversations into deals.

Key responsibilities

  • Generate new leads through steady prospecting (calls, emails, walk-ins, events) and keep a clean, up-to-date database of investors, owners and tenants.
  • Develop simple BD plans and outreach campaigns to attract and retain clients.
  • Work to agreed monthly targets and keep activity/results current in the CRM.
  • Follow up rental referrals and sales-team leads promptly; keep stakeholders informed.
  • Manage the end-to-end leasing process for new managements (appraisal, marketing, enquiry, screening, negotiation, documentation, move-in).
  • Plan and run open and private inspections with timely, tailored follow-ups.
  • Hold new business until handover—set up files/compliance and transition smoothly to a Property Manager.
  • Support Property Management as needed (re-lettings, renewals, rent reviews, basic marketing input).
  • Prepare concise pitch materials (one-pagers/updates) and coordinate with marketing when required.
  • Maintain a professional presence with agents and occupiers; share simple market updates (rents, incentives, demand) with the team.

Ideal applicant

  • 3–5+ years in business development, leasing or agency (commercial/industrial/mixed-use).
  • A live Melbourne network (west a plus) and confidence meeting agents, owners and occupiers.
  • Clear, friendly communicator—comfortable on the phone, in person and with simple proposal docs.
  • Reliable admin/CRM habits; follows through and keeps notes tidy.
  • Sound grasp of the leasing/deal process (appraisals, offers/terms, HOA/AFL basics).
  • Self-starter who's happy to be in the field several days a week and work to simple KPIs.
  • Current driver's licence and ability to attend inspections/site tours.

Nice to have (not essential)

  • Real estate registration/licence.
  • Exposure to mixed-use/F&B or industrial assets.
  • Basic understanding of development feasibilities and incentives.
