Role: Facilities Manager (Client side)
Location:
Regional role with site travel across Western suburbs (Wetherill Park, Smithfield, Fairfield, Glendenning, Toongabbie, Seven Hills, Erskine Park), minimum 2 days in office (CBD) and 1 day working from home
Package:
Competitive salary + up to 10% bonus + mobile phone + Vehicle package (servicing, tyre replacement, fuel card etc)
The Role:
Redpath Partners are partnering with a leading client-side Australian real estate group and funds management company who manage a diverse portfolio consisting of industrial, commercial offices and retail portfolio.
This particular role will be managing a portfolio of circa 10 industrial properties located in the Western Suburbs (Wetherill Park, Smithfield, Fairfield, Glendenning, Toongabbie, Seven Hills, Erskine Park)
Your working week will consist of regular site visits, a minimum of 2 days in the office (CBD) and you are able to work from home one day per week.
You will manage your own portfolio and report directly into the State Manager.
Responsibilities in your role as Facilities Manager:
- Manage all preventative/programmed maintenance, reactive maintenance and compliance of sites
- Daily use of required systems including My Buildings, NEXUS, MRI and Microsoft
- Manage subcontractor relationships
- Manage tenant relationships through regular formal and informal meetings and varied communications
- Assist with the review, assessment, and recommendation of documentation associated with new property acquisitions on an as-needed basis.
- Management of Work Orders, and tax invoices processing in accordance with delegated authority
- Create and/or implement the use of Technical Specification Manuals, Tenant Information Packs, Fit out Guidelines and "House Rules" documents.
- Delivery of annual budget in cooperation with the relevant PM/AM
- Review and approve agreed-on Capex budget items
- Oversight of capital management, including debt and hedging profile
- Regular review of the National Capex spreadsheet meeting all project timelines
- Manage allocated properties compliance; including ensuring assets' risks (and opportunities) are identified /regularly reviewed and strategies are in place and promptly implemented to eliminate, mitigate or minimise their impact.
- KAMM reporting monthly.
- Manage all IRPA and other consultancy compliance reports to a conclusion.
- Meet the CPS annual compliance KPI
To be considered for this Facilities Manager role, we are looking for the following experience:
- Driven and passionate in Facilities Management
- Experience managing a multi-site portfolio
- Willing to travel regularly to Western Suburbs
- Ability to commute to CBD office a minimum of twice per week
- Natural ability to build strong relationships with subcontractors and tenants
- Strong HSE and maintenance compliance experience
