About the role:
An opportunity has arisen for an experienced Building Manager to join our team on a full-time basis, 40 hours per week, in the City based location. Reporting to the FM Director, you will be responsible for managing the effective delivery of all maintenance and capital works of various residential strata property facilities and their assets.
Key Responsibilities:
Building Maintenance & Repairs:
- Oversee the routine and emergency maintenance of the building's systems
- Coordinate regular inspections, repairs, and preventative maintenance
- Supervise maintenance staff or third party contractors as required
Resident Relations:
- Serve as the main point of contact for residents, addressing inquiries, concerns, and complaints in a timely and professional manner
- Ensure resident satisfaction by responding to service requests and resolving issues effectively
- Coordinate tenant move-ins and move-outs, ensuring compliance with building policies
Health and Safety Compliance:
- Monitor safety protocols and procedures, including emergency exits, fire drills, and hazardous material handling.
- Conduct regular safety inspections and risk assessments
Budgeting and Financial Oversight:
- Assist in the preparation and management of the building's operating budget
- Track expenses, manage invoices, and ensure financial performance aligns with budgetary goals
- Source and negotiate contracts with service providers
Facility Upkeep & Appearance:
- Maintain the building's appearance by ensuring cleanliness of common areas
- Oversee the upkeep of outdoor areas, including landscaping, parking lots, and signage
- Ensure that all amenities are in good working order and available for tenant use
Emergency Response and Crisis Management:
- Act as the primary point of contact during emergencies such as fire, water damage, or building-related crises
- Ensure compliance with emergency response plans, including coordination with emergency services and other building staff
Administrative Duties:
- Maintain accurate records of building operations, resident correspondence, and maintenance logs in the asset management software
- Check and process contractor invoices
- Prepare and distribute notices to residents
- Prepare monthly reports for strata committee, detailing building conditions and incident reports.
What We Are Looking For:
We are seeking a highly motivated and reliable Building Manager who thrives in a dynamic, hands on role. The ideal candidate will have a proven track record in building operations and facilities management, with a strong focus on delivering excellent resident service and maintaining the overall functionality and safety of the building
The successful candidate needs to have at least Ten (10) years' Building/Facilities Management experience together with:
- Excellent planning and organisational skills, with the ability to prioritise a number of competing tasks
- Effective and timely communication skills at all levels
- Positive and proactive financial management in accordance with budget and delivery times
- Computer literacy
- Commitment to maintaining high standards
- Knowledge of current WHS and Strata regulations
- Willingness to lend a hand on site when/if required
- Demonstrate Leadership and Communication skills , and Technical Knowledge
