**What this opportunity involves**:
The role is a fixed term full time contract for 12 months commencing mid-July. Our client is a multinational banking/ financial services organisation, and you’ll provide outstanding service in assisting with the management of a high-profile retail portfolio.

This opportunity will suit a rising star from the retail property industry who holds some experience under their belt, but wants to obtain invaluable corporate property exposure with one of the world’s largest real estate organisations. For the start of your journey with JLL, you will build an understanding of our business approach together with an awareness of our systems, processes and procedures. Our intention is to equip you with the requisite skills and support to perform your role where you will receive ongoing support from a fantastic mentor who manages a really dynamic team of industry professionals.

**Day to day duties**:
Proactively develop and manage the relationship with the landlords, sub-tenants and the client

Be the first point of contact for all proactive engagement to undertake preventative maintenance, capital works, landlord consents and lease obligations

Monitor and manage all work orders which are a landlord responsibility to no greater than 30 days unless as approved as part of a larger strategy

Ensure compliance with all relevant legislation, occupational health and safety, environment and risk management policies and procedures via the Facilities Managers

Support make-good and all other lease termination commitments at expiry or sooner; determinate and facilitate onsite and remote handback with the landlords

Proactively liaise with the Lease Administration team to ensure all lease terms are accurately reflected in the lease information database in a timely manner

Assist in management of property operating expenditure across the portfolio including preparation of budgets, management of debtors and reporting, expenditure reporting, seeking opportunities to reduce costs and increase revenue while adhering to the agreed financial timetable

Ensure payment of relevant lease expenses in a timely manner - including outgoings, statutory costs, insurance and any other costs payable under the lease

Assist with regular portfolio management reports, within specified timeframes, detailing property status and performance including recommendations on property and leasing issues

Real Estate Licence/ Qld Real Estate Salesperson Certificate is essential.

We’re looking for someone with drive and passion. You have obtained some experience working in a retail property environment with proven client relationship management skills.

You’re a self-starter who can take initiative, always striving for the best outcomes with a positive ‘can-do’ attitude and of course, has excellent interpersonal and communication skills.
