**The Role**:
The position of Maintenance / Warranty Manager reports directly to the Construction Manager. The main aim of this role will be to coordinate the onsite team to deliver preventative and reactive maintenance scopes of work.

**Responsibilities will include but are not limited to**:

- Manage, coach, mentor and lead the Maintenance team
- Identify maintenance issues and assess scope of works.
- Meet with clients to review required works, discuss and resolve in a professional manner.
- Take ownership of planning and implementing the weekly maintenance plan.
- On-the-tools approach to the coordination of corrective action. Where possible resolve internally by self or with TA otherwise arranging trades painting, tiling, carpentry work, gyprocking etc.
- Execute maintenance prevention inspections; correct issues that could potentially lead to issues.
- Problem solve; work to find cost effective solutions.
- Ensuring all maintenance and warranty work is completed to Kurmond Homes quality standards and within an acceptable timeframe.
- Complying with legal obligations such as WHS, building (BCA), energy, fire and electrical codes.
- Overseeing contractors, trades and suppliers onsite.
- Achieving set maintenance and warranty targets all within set timeframes.
- Effectively communicating with all internal and external stakeholders.
- Report incidents immediately to Construction Manager in accordance with incident reporting procedures established by the company.
- Ensure commissioned works are reviewed and completed to an acceptable standard.
- Provide weekly Supervisor KPI reporting
- Review and implement new processes and practices in order to improve efficiencies
- Liaise with and work with other Site Supervisors to ensure consistency and accuracy across all Maintenance activities
- Commercial awareness and administration
- Monitor invoices and sign off only on satisfactory completion of jobs
- Perform other duties as required

**About You**:

- General Construction Induction Course/White Card (mandatory)
- Ability to read plans.
- Solid understanding of residential construction to ensure adherence to building codes and regulations
- Previous experience in a similar role (preferred)
- Knowledge of WHSE regulations and Quality Assurance (QA) systems
- Valid driver's license (mandatory)
- Ability to lead
- Commitment to achieving the highest level of customer service
- Proven conflict resolution and strong negotiation skills
- Advanced computer literacy across the Microsoft Office Suite and other platforms
- Excellent verbal and written communication skills
- Strong quality focus and a keen eye for detail
- Experience with Department of Fair Trading and NSW Civil and Administrative Tribunal (NCAT) will be highly regarded.
- Certificate and/or Diploma of Building & Construction (preferred)
- You have full rights work rights
