Job Specification
Title: Property Attendant
Hours of work:
- Tuesday to Friday: 6.00am - 2pm with 45 minutes for lunch break (29 hours per week)
- Saturday: 6am - 3.30pm with 1 hour for lunch (8.5 hours)
Reporting to:
- Facilities Co-ordinator & Safety Officer
- Operations Manager
- CEO
Weekday duties:
- Ensure the building remains secure until 7am, and actively check secure doors until that time.
- Disarm building alarms prior to 7am.
- Open the passive entrance doors to the pedestrian link doors at 7am.
- Place display boards and signage out on concourse and foyer.
- Receive scheduled and/or emergency contractors.
- Ensure that contractors on site abide by Company’s Policies and Site Procedures & Rules )
- Spot clean the concourse and foyers where required.
- Inspect and spot clean common areas inside the building, including:
- Level 1
- Pedestrian link;
- Lifts;
- Side entrances
- Lower ground floor lobby and steps;
- Glass entrance doors.
- Return rubbish bins left outside from the previous evening.
- When raining, place wet weather mats and umbrella bagging machines in the concourses and foyers.
- Turn on AC units in Company’s Offices.
- Empty dishwasher and stack kitchen.
- Set up the NSW Bar Dispute Resolution Centre (DRC) in accordance with instructions issued by the Office Manager.
- Ensure staff and DRC fridges are stocked with milk.
- Check rooftops, light wells, sump rooms and plant rooms to ensure that:
- all areas are clean;
- no flooding has occurred; and
- no other problems have occurred overnight.
- Attend to maintenance requests.
- Assign maintenance requests to Contractors, where further technical assistance is required.
- Respond to emergencies.
Saturday duties:
- Ensure that the building remains secure and that the alarms are only deactivated where required.
- Permit/supervise access to service contractors as directed by the Facilities Co-ordinator.
- Perform overflow maintenance work from the week, including non-urgent maintenance requests that were not able to be completed during the week.
- Ensure that the buildings are secure and all alarms are on before departure.
Other duties & responsibilities:
- Participate in emergency response training.
- Act as Chief / Deputy Chief Warden.
- Independently oversee and maintain contractor’s attendance to site and check-in systems including:
- ensuring that contractors’ insurances, public liability policies and worker compensation are up to date and recorded;
- contractor’s employees have undergone a site orientation;
- contractor’s employees have current SafeWork NSW Whitecards;
- contractors sign in and out each time they are on site;
- contractors are only permitted to access the building when pre-approved work has been approved;
- vaccination status and use of PPE is in accordance with CCL’s policies.
- Manage Company’s security access system including the update or access passes for the buildings occupants in accordance with Company’s Access Policy.
- Monitor the lift operation using the lifts operating system and report all faults to the lift service contractor.
- Respond to any other report or observed lift breakdown or malfunction by contacting the lift service company.
- Conduct regular WHS inspections throughout the buildings.
- Conduct regular essential services impairment inspections throughout the buildings.
- Assist with Company’s bin service by retrieving empty bins from storage and preparing them for collection each day.
- Overseeing use of the Building Maintenance Unit (BMU).
- Assist in the use of the Building Maintenance Unit to access the building’s facades at height.
- Minor and major cleaning of the coffee machine.
- Assist with access requests (strictly in accordance with Company Policy) received over the door phone system.
- Relocate equipment / materials from time to time including placing into and out of storage on site, furniture and other materials.
- Attend weekly team meetings.
- Take directions from the Facilities Co-ordinator & Safety Office, Operations Manager and CEO.
