**Responsibilities**
As the Development Principal with Hines, you will be responsible for managing multiple existing residential development projects and facilitating the creation, design and implementation of new residential development projects (Projects). The Development Principal is responsible and accountable for the projects financial results and investment returns for Hines and its co-investors. Responsibilities include, but are not limited to:
**Development Management**
- Manage multiple development Projects concurrently
- Manage Projects including the management of the planning process, authorities, budgets, consultants, contracts, program, construction/development cashflow, and actualization of cashflows
- Conduct weekly coordination meetings to keep the Project(s) on track and address any issues that arise
- Responsible for managing all members of a Project team, including Hines development, design and construction and support personnel, and third party consultants/advisor
**Acquisitions/Transactions**
- Extensive knowledge of the residential (BTR and BTS) markets, their drivers and dynamics
- In conjunction with Head of Living and acquisition team:
- Research potential land sites
- Develop relationships with landowners, developers, civic and community groups and government agencies conducive to originating, supporting, or processing new opportunities
- During due diligence assist with underwriting aspects including market research, authority fees, site constraints, development budget, development program, construction budget, construction program, operating budget, and financial assumptions
- During due diligence assist with property inspections
- Assist with transaction documentation as needed to acquire the site/Project, including purchase agreements, development agreements, title and survey, government agreements etc
**Capital/Fund Management**
- In conjunction with Head of Living and analyst/funds team assistance as needed with:
- Management of capital / investor relationships
- Funds management processes and teams
- Reporting to Hines, investors, lenders, and other third parties as relevant regarding status of projects
- Work with lenders to facilitate financing requirements for projects
**Culture**
- Foster collaborative and supportive culture within Hines
- Provide leadership and mentorship of junior staff
**Qualifications**
Minimum Requirements include:
- Relevant Bachelor's degree from an accredited institution
- Ten or more years related experience in residential development
- Strong financial and analytical skills
- Ability to manage a variety of tasks within a tight time schedule
- Ability to analyse real estate from a strategic point of view
- Excellent oral and written communication skills
- Ability to foster strong relationships with agents, owners, investors and project teams
- Strong leadership skills
- Availability to travel within assigned territories as necessary
