**What this opportunity involves**:
Be part of the transformation of one of Melbourne’s well known A Grade asset, as it moves into its next phase. As the Building Operations Manager, you will be responsible for overseeing the capital repositioning works which will see the client, (a major player in the institutional grade Australian property market across all disciplines) in their objective of being carbon Net Zero by 2030, through the sustainability and building structure changes, which could include lobby modernisation, end of trip upgrades, addition of Wellness areas to occur in the upcoming years.
**An overview of the role**:
**Capital Works Strategy & Management**: The development and implementation of major capital works and asset repositioning program, with a focus on digitalization and sustainability.
**Fit-out Management**: Management of tenant’s contractors conducting fit-outs and alterations within the building.
**CAPEX Management**: Manage the Sustainability (Green) CAPEX projects and support the management team and client on services aspects of transactional and architectural refurbishment projects
**Contractor Management**: Oversee the management of contractor’s maintenance schedules, ad-hoc repairs and compliance requirements as per agreed contracts for services that may include but are not limited to Handyperson, Auto & Roller Doors, Lifts, Mechanical, Fire, Plumbing, Electrical, BMU, Security, Access Control & CCTV, I.T. and Telecommunications services
**Property Risk & Compliance Management**: Management of the preparation, and subsequent action items resulting from site audits such as JLL’s OPSAIDE, InteRisk (independent risk audit), Landlord 3rd Party risk audits (AON), Essential Safety Measures (ESM) Audits, Façade Audit, Lift & BMU Audits etc
**Reporting**: Assist the GM & Financial Manager with the preparation of the annual operational and CAPEX budgets, including obtaining all necessary information from contractors pertaining to likely future R&M, Capital and maintenance costs where contracts expire during the pending budget period
Adhere to JLL’s business conduct by ensuring compliance with the firm’s guidelines, procedures and strategies. Actively contribute and encourage an environment that supports teamwork, cooperation, performance excellence and personal success

A demonstrable track record in working with clients to develop and implement major capital and property repositioning works, of a physical, and operational nature.
Knowledge of, and a care for, those parts of property operations that impact the planet, and a history of implementing strategies that help make today’s buildings operate better.
Strong communicator - good presentation skills and possesses strong. verbal & written communication skills (English); also an active listener that leads through actions
Time Management - strong time management skills and be organised and automated in productivity
Experience in commercial property and facilities services management of a minimum 5 years within an A or Premium Grade commercial asset
Sound understanding of technical aspects of property (Central Plant systems, Fire Protection system, Mechanical systems, Electrical system, BMS systems, Lift Systems) etc. is requir
