**Purpose of the position**

The role of Property Manager is to liaise with prospective and current clients and relevant stakeholders by facilitating accommodation ‘fit-outs’ to meet individual client and NDIS requirements and assist with the coordination or relocation of clients. In addition, you will coordinate the maintenance of client accommodation through regular site inspections and audits.

**A day in the life of**

Identifying and maintaining relationships with internal and external stakeholders, the Property Manager is a dynamic role for individuals who understand complex clients and property management. Your ability to manage priorities, delegate tasks and work to timelines will be crucial. In a typical day you will liaise with internal departments, co-designing ‘fit-out’ plans, analysing support needs for clients and identifying limitations, risks, and pressures. To be successful as a property manager you should be able to ensure efficient daily operations and meet financial objectives. Ultimately, an outstanding assistant property manager should be able to deliver accommodation on time, that meet client needs maintain in good order.

- Strengthen existing stakeholder relationships through understanding what we can do to make transitions smoother and more efficient
- Conduct site audits and prepare Condition reports
- Undertake regular routine site inspections of leased properties to ensure properties are maintained in good order and meet required standards and those of the clients
- Oversee the ‘fit out’ of apartments in a timely manner including the purchase of furniture and coordinating
- key stakeholders eg trades people, technicians, delivery companies
- Coordinate site relocation including liaising with removalists, Transition Team and Operations
- Schedule maintenance and repairs, negotiates contracts with vendors, regularly inspects property to ensure
- it is in good working order and to required standard, quickly resolves emergency maintenance issues
- Keep financial records from property operations, create monthly financial reports maintain records of income, expenses, complaints, maintenance, etc.
- Dealing with removalist, handyman, technicians when managing relocations
- Communicating directly with Real Estate agents regarding lease agreements
- Respond to all enquiries relating to property in a timely manner
- Other duties as requested by the Property Manager

**Expectations**

The Property Manager must work in collaboration with internal and external parties and communicate effectively while being respectful and kind to all parties. You are the key point of contact for driving a project forward, managing stakeholder engagement and ensuring that the project stays within budget and is completed on time. The involves dealing with NDIS accommodation funding, understanding housing transition requirements and timelines and client requirements. In this role you will also be required to maintain high quality documentation, records and data collection to manage moving parts of the ‘fit-out’, transition, maintenance and establish relationships and external stakeholder networks to support role delivery

**Qualifications, Certifications and Registrations**

**Essential qualifications**
- Tertiary qualification in real estate property management highly regarded
- Current NSW Driver’s licence
- NDIS Worker Screening Check
- Approved National Criminal Record check conducted within the last 6 months
