**The Opportunity**:
A rare opportunity for an experienced Asset Manager has opened in their asset management department, working alongside another asset manager in the Melbourne office on an allocated portfolio of logistics/ industrial assets.
This is a genuine Asset Management role across a portfolio of allocated assets in a region, where you will be responsible for:
- setting and executing the asset strategies
- increasing asset value through leasing strategies; capital improvements and managing the valuation process. This includes working closely with the development team to identify opportunities
- all asset financials - this includes setting budgets; forecasting; reporting on asset income and expenditure
- management of the leasing process - including briefing agents; negotiating HOA; renewals; liaising/instructing solicitors
- providing guidance and direction to the property and facility management teams, who you’ll partner with to insure your assets are kept to the highest of standards
- building and growing long term tenant relationships to ensure you are proactively addressing any potential risks and opportunities
The role is supported by a mix of internal and external resources as required.
Reporting through to the Head of Asset Management, you will be part of a team that is not like that of any other business. They are adaptable, supportive, knowledgeable, offer flexibility and just a good team of hard working people that you will enjoy working with.
**The Profile**:
You will have experience managing industrial (though other asset classes may be considered) assets gained from working ownerside or on behalf of an owner via an agency in a Asset Management capacity (as opposed to property management). You will have been involved in setting and delivering asset strategies, and have managed the annual asset valuation process. Strong financial acumen is a must, as is the ability to build strong and meaningful relationships with both internal and external stakeholders.
To be considered, you will be able to demonstrate the following:
- Exceptional tenant relationships
- Ability to prepare and execute asset strategies
- Exposure to and understand the asset valuation process and levers behind it
- Lease management, negotiation and instruction of leasing agents
- Financial acumen - ability to build budgets, report to senior leadership, reforecast
- Be able to provide instruction and support to your property and facilities management team
- Ability to work in a small office environment
