**Property Manager**

Office based - Tweed Heads

$75,000 to $80,000 + Super (based on experience)

Our client is searching for a property manager who can hit the ground running.

**About You**:

- Hold a current Certificate in Real Estate Property Management
- Previous experience and ability to hit the ground running
- Highly organised and self-motivated
- Strong communication and customer service skills
- Able to build relationships and interact with tenants and landlords
- Able to prioritise tasks and meet deadlines.
- Strong work ethic

**Duties and Responsibilities**:

- Manage the existing portfolio
- Conduct rental reviews monthly for CPI and fixed increases.
- Respond to maintenance request and arrange works with suitable contractors
- Process contractor invoices
- Report on any building and tenant issues
- Manage and nurture sustainable relationships with landlords and tenants
- Manage Lease renewals and exercise of options
- Negotiate rental increases and new lease terms ensuring legislation and guidelines are met
- Financial management including budgets and monitoring arrears
- Carry out routine inspections and entry reports as required
