**Hotel Duty Manager - Boutique Serviced Apartments | South Brisbane**

We are a boutique serviced apartment located in the heart of South Brisbane, seeking a results-driven and highly organised Duty Manager to join our dedicated team.

With our continued business growth and team development, we are now looking for a motivated professional to take on this full-time role, reporting directly to the Business Director. You’ll work closely with a small, passionate operations team to ensure seamless day-to-day management and exceptional service delivery across our short-stay accommodation portfolio.

This pivotal position oversees all aspects of operational performance, from guest experience to property presentation, and owner relations. We are looking for a proactive leader who thrives in a structured environment and takes pride in maintaining high operational standards.

**Key Responsibilities**

Team Leadership & Staff Management

Lead and manage a small operations team, providing clear direction, task allocation, and performance feedback.

Review and action daily End-of-Day reports, ensuring operational efficiency and service excellence.

Conduct weekly team meetings to maintain alignment and momentum.

Demonstrate confident leadership with a calm, solutions-focused attitude.

Owner Liaison & Client Relations

Act as the primary point of contact for property owners, handling inquiries, resolving issues, and maintaining strong professional relationships.

Prepare and attend owner meetings, ensuring consistent and transparent communication across all portfolios.

Guest Services & Communications

Oversee guest communication processes and manage escalations to ensure guest satisfaction.

Support the team with guest service standards, review management, and facilitation of direct or long-term bookings.

Housekeeping Coordination

Ensure cleaning and presentation standards are maintained across all properties.

Oversee relationships with cleaning contractors, organise annual training, and manage the linen warehouse’s stock and operations.

Maintenance Oversight

Coordinate property maintenance activities, liaise with owners on major repairs, and ensure timely completion of ongoing and urgent works.

Track maintenance schedules and reporting to ensure compliance and quality outcomes.

Property Inspections

Conduct regular and ad-hoc inspections, documenting findings with reports and photos, and communicating outcomes to owners.

Financial & Revenue Management

Support financial operations by processing company expenses, managing reimbursements, and assisting with client billing inquiries.

Collaborate with the finance team to ensure accuracy and timeliness of transactions.

**Systems & Process Management**

Maintain and update Standard Operating Procedures (SOPs) to ensure consistency and efficiency across the business.

**General Administration & Ad-Hoc Support**

Assist with procurement, staff coverage during leave, after-hours enquiries, and emergency situations.

**About You**

To be successful in this role, you will ideally have:
Minimum 12 months’ experience as an Assistant Manager or Duty Manager in a similar property or hospitality setting.

Strong interpersonal skills with both internal and external stakeholders.

Excellent written and verbal communication skills.

Proven ability to manage complex situations calmly and effectively.

Outstanding time management and problem-solving abilities.

Professional presentation and attention to detail.

Full working rights in Australia.

**Hours of Work**

Monday to Friday: 9:00 am - 5:00 pm (Weekends and public holidays off.)
