SIXT Australia is seeking a **Full Time Commercial Property Manager** to join the team for a 10-month parental leave contract in **Sydney Olympic Park**.
***Your Opportunity****:
Reporting to the Head of Property, the Commercial Property Manager is responsible for delivering efficient and cost-effective management of the NRMA Group freehold and leasehold portfolio. Your responsibilities include:
- Liaising directly with owners, occupiers, and operational personnel in relation to rising lease matters across Australia
- Supporting the day-to-day management of a nominated portfolio of commercial assets including finance, tenant liaison, lease administration, purchase order raising
- Ensuring all financial obligations for landlords and tenants are adhered to, including fixed & CPI rent reviews and lease renewals
- Monitoring financial transactions relative to leave and contractual obligations in line with budget
- Managing all critical dates for tenants including rent reviews, option dates, bank guarantees, and public liability insurances
- Undertaking leasing transactions in the Group Property portfolio including site acquisition/negotiation and undertake the necessary inspections Nationwide.
- Coordinating day-to-day maintenance and services by assisting with contractor services relating to minor repairs and maintenance, monitoring vendor performance, and managing the supplier and sub-contractor enquiries relating to active works
- Assisting with site inspections for properties under management
- Assisting the Property Team with the procurement and facilitation of new suppliers across the property network
- Managing the processing and facilitation of Purchase Order generation and reviews of ad-hoc, periodic invoicing
- Providing property support to financial accountant to comply with leasing accounting standard on a monthly basis
- Liaising with Accounts Payable/Receivable in relation to any rising property invoicing issues
**About you**:
- A property-related qualification and 5+ years' relevant experience in commercial or industrial property management
- Experience within lease administration and renewal negotiations
- Customer-focused approach with the ability to effectively and confidently communicate and manage a variety of stakeholders and service providers
- Excellent time management and organisation skills with the ability to manage a variety of complex issues and projects concurrently, within tight operational deadlines
- Pro-active and self-motivated self-starter, hands-on with the ability to solve problems, improve systems and resolve issues as they arise
- High level of commercial and financial acumen, attention to detail, negotiation, reporting, computer, and presentation skills
- Ability to think strategically, adapt to change, deal with ambiguity and complexity
- Organisational and time management skills
- Professional presentation with a can do attitude
- Ability to work in a team environment, but capable of working autonomously
- Ability to work in Australia
