**Overview**

Represent Lambert Smith Hampton and the Client/Landlord in a professional and exemplary manner at all times.

Ensure the efficient and effective management of the Building through the implementation of management and quality control systems. Build a team to develop and deliver a continually improving first class customer experience for all our customers, tenants and other visitors to the Building.

Act as the lead point of contact for the Building, the Managing Agent and the Client/Landlord, in all of your activities as Building Manager.

Have overall responsibility for the effective operational management of the Building, including key areas of Health & Safety, sustainability and proper service charge management. Ensure effective measurement and performance of all service providers and continually look to identify and manage opportunities to provide a first class business environment. Review service contracts periodically; invite, assess and award tenders as and when required.

To assist the Managing Agent / Property Manager with and be responsible for forecasting and management of budget for both non-recoverable revenue expenditure and service charge.

Liaise with Lambert Smith Hampton Managing Agent / Property Manager on credit control matters including onsite tenant visits if required.

Prepare a monthly management report for presentation to your Managing Agent / Property Manager and Client. If required, contribute relevant information to support your Management Surveyor in preparing asset plan updates and investor reporting both in written and presentation form.

To maintain key performance metrics including traffic volumes and employment numbers. Log property enquiries and liaise with Clients agents.

Maintain and develop strong, beneficial relationships with the occupying businesses, the local community, statutory bodies and political influencers, including both local councillors and MPs.

Ensure an overview of performance of all contract services to ensure that service level agreements are effectively delivered and maintained.

Operate at all times in accordance with the Lambert Smith Hampton values of respect, integrity, innovation, collaboration and excellence.

**Duties**

Ensure that all operational services, in house or contractual, are carried out safely, efficiently and effectively, delivering value for money at all times.

Regularly review all contractor performance against contract or other agreed targets.

Responsibility, in conjunction with the Managing Agent and the service provider, for ensuring the preparation and implementation of cleaning and maintenance schedules to achieve the highest possible standards of presentation for both front and back of house.

Ensure adequate maintenance contracts are in place for all plant and equipment and that maintenance is undertaken, both routine statutory and legislative. Ensure planned preventative maintenance (PPM) is carried out over a 5 year plan.

Uphold the strict security regime to ensure the safe and effective operation of the Building to safeguard the Client’s property.

Establish good working relations with Tenants and encourage their interest in the Building by involvement in its local and strategic plans where appropriate.

Chairing/attending all tenant meetings/forums.

Maintain an awareness of your business environment and all issues that may impact upon the performance of the Building locally and nationally and put forward progressive ideas and initiatives for improvements to your Managing Agent / Property Manager.

In conjunction with Lambert Smith Hampton, establish and maintain a Health and Safety regime for the Building that will:

- Ensure compliance with all relevant statutory requirements and codes of practice relating to Employment, Health and Safety, Fire Regulations, COSSH, Data Protection Act and all other statutory requirements relating to the management of the Building. These requirements are to be implemented in accordance with the instructions given from time to time by the Managing Agent / Property Manager.

Establish an administration system to ensure the efficient running of the Building to include:

- Processing, checking and authorisation of invoices in accordance with Company procedures.
- Preparation of service charge budgets as required.
- Monitoring of service charge expenditure throughout the year.
- When necessary, tendering of service contracts to maintain quality of service and value for money, in conjunction with the Managing Agent / Property Manager.
- Deal with potential and actual insurance claims in accordance with Company protocols and in conjunction with Lambert Smith Hampton’s Health & Safety Manager, ensuring he is advised of all incidents immediately.
