Asset Manager

At Investa Property we’re seeking an experienced Asset Manager to join a small yet mighty team based in Melbourne. As our Asset Manager will be responsible for formulating and executing strategies that meet the objectives of each fund. You will also be expected to provide strategic direction across a portfolio of assets and the Real Estate services team whilst acting in the best interests of the Fund and be their trusted advisor and representative. Reporting to the Head of Asset Management you’ll partner and collaborate with other divisions at Investa and play a critical role in evaluating new investment opportunities.
**Key responsibilities include (but are not limited to)**:

- Develop the Strategic Asset Plans for each asset in conjunction with the Real Estate Services teams
- Provide strategic direction to the Real Estate Services teams in preparing the Annual 3 year Budget Plans for each asset
- Provision of full 10 year annual budget plan and quarterly reforecasts to the Funds Teams, ensuring accuracy of published MRI models
- Provision of financial modelling and feasibility studies as required by the Funds to support recommendations and budget assumptions
- Formulate leasing strategies for the assets and support property management with any direct leasing as needed
- Maintain relationships with major tenants or Tenant Reps as needed
- Ensure required data is provided to Valuers as instructed by the Funds Team; review the numbers, reports and recommendations about leasing assumptions (market rent, incentive forecast) for the Funds Team
- Lead/manage team to support asset transactions, i.e. disposals/acquisitions and integration of new assets to portfolio by providing accurate and timely data/reports as required and facilitating process and asset inspections
- Act as a market leader for portfolio locations and provide strategic market advice and updates
- Have current knowledge of market conditions/research to support business decisions

**What you will need to be successful**:
**Qualifications & Experience**
- Bachelor’s degree in property or related discipline
- Minimum 10 years’ experience in the property industry
- Proven experience in strategic asset management
- Strong understanding of the property market sectors, valuation techniques and analysis
- Demonstrated ability to work as a part of a constructive and collaborative team
- Previous experience managing multiple stakeholders effectively
- Strong written and verbal communication skills
- Ability to negotiate effectively
- Strong influencing capability
- Demonstrated management capability
- Strong planning/organisation skills
- Intermediate to Advanced MS Word and Excel skills
