**THE OPPORTUNITY**
- Our Real Estate team is seeking an experienced Licensed Conveyancer to join their friendly and collaborative team, on a 12 month maximum term contract. In this role you will assist with running off the plan sales for multiple developer clients on developments of up to 500+ lots, including launch days and bulk settlements. In addition, the role will require you on occasion to carry out straightforward title due diligences and conveyancing for commercial, industrial and rural property, with mínimal supervision.
- In this busy and varied role, you will mainly work with the partners in the Sydney office, and occasionally partners from different offices. On a daily basis, you will be involved in:
- preparing and issuing contracts for sale for off the plan developer clients, both electronically and in hard copy;
- preparing put and call option deeds for off the plan developer clients;
- reviewing sales advices and updating database information systems;
- attending to exchange of electronic and hard copy contracts;
- reviewing and drafting responses to requests for amendments to contracts and responding to purchaser’s solicitors within defined time-frames;
- reporting to developer clients on the status of the developments;
- obtaining NSW LRS title documents, statutory searches, registered dealings, company searches and property enquiries from our search provider Infotrack (or from the relevant statutory authorities where necessary);
- entering CoRD consent forms into PEXA;
- preparing, reviewing and checking with authorities adjustment statements;
- setting up and processing settlements and lodging documents in PEXA; and
- preparing and negotiating contract documents for the acquisition and disposal of NSW commercial, industrial, rural and residential property transactions.
Other key responsibilities include:
- attending to exchanges and settlements associated with off the plan, commercial, industrial, rural and residential property transactions;
- preparing NSW LRS dealing forms associated with sales and all aspects of the acquisition and disposal of NSW property;
- preparing and issuing monthly reports for off the plan developer clients;
- preparing monthly fee status and matter status reports for NSW contract matters;
- arranging stamping of documents at NSW Revenue;
- arranging registration of documents at NSW LRS; and
- preparing title and property due diligence reports.
**SKILLS, EXPERIENCE AND QUALIFICATIONS**
- A current conveyancing licence.
- Experience with DocuSign, PlanIT, PEXA, HIGH Q data rooms and e-conveyancing practices and procedures.
- Familiarity with Infotrack on-line search facilities for ordering property and company searches.
- Ability to take the initiative and strong time management and teamwork skills.
- Ability to work under pressure.
- Expertise in reviewing title documents and statutory property searches for preparing due diligence reports.
- A general understanding of the stamping and registration requirements and procedures of various NSW property documents including NSW LRS forms.
- Knowledge of the relevant provisions under the Conveyancing Act and Real Property Act and Strata Titles legislation associated with contract and other property related matters.
