**The Project**

The New Schools Public Private Partnership (PPP) Project has 8 high priority government schools across a number of Western Australian growing metropolitan communities.

Under the PPP model, the schools will be financed, designed, constructed and maintained by the private sector to high contractual standards over 32 years, allowing Principals and teachers to focus on student learning, rather than asset management.

Spotless as the FM Services Contractor provide comprehensive Facilities Maintenance Services to ensure the integrity and functionality of the building fabric, building services, utility systems, furniture, fixtures, equipment, infrastructure, and provide ancillary services such as grounds and gardens maintenance, cleaning services and security management.

**The Role**

The incumbent will be responsible for staff and operations across a number of school facilities in the Perth metro area (SOR).

The Operations Manager will work closely with the Contract Manager and Asset Manager and will be accountable and responsible for the successful delivery of the strategic asset maintenance management and compliance for the schools.

The Operations Manager is predominantly focused on delivering the reactive, corrective and planned maintenance strategy and compliance obligations as stipulated in the contract

Also within scope of this role is the expectation to manage facility-specific requests, and ensuring these projects are scoped, quoted and completed to a high quality.

**Responsibilities include but are not limited to**:

- Support the technical service components for the asset maintenance to ensure best value for money
- Monitor operational expenditure to ensure operations are within budget and are meeting business plans
- Accountable for ensuring contract KPI’s are met, and abatements are avoided
- Accountability for supporting IT connected building systems for Schools such as Energy Manager (utility /PV), CCTV, PA Systems, IP Clocks, Solar etc with first response capability
- Manage contract regulatory compliance requirements for technical services including identifying any gaps in compliance.
- Provide support on building services to the Asset Manager and FM team as required
- Responsible for providing ongoing advice and guidance across all services and systems within the contract portfolio, liaising with all relevant parties including Project Co, State and Builder
- Regularly monitor subcontractors to ensure services are being delivered professionally
- Foster and maintain positive working relationships with clients, sub-contractors, suppliers and consultants
- Manage the contract and service delivery in accordance with Contract KPI’s & client and manager expectations
- Manage client and internal meetings including the preparation of the meeting agenda and minutes as required

**Qualifications & Experience**
- Qualifications in either Building Services, Facility Management Engineering or Asset Management at tertiary(desirable) level
- Experience in management of a portfolio or multiple properties.
- Experience in Operations Management of a diverse range of Social Infrastructure projects
- Experience in the management, estimating, programming, planning, design, delivery of FM projects and building works;
- Excellent communication skills and the ability to liaise effectively with all stakeholders;
- Experience and/or understanding of delivery of Life Cycle Works and scheduling strategies to complete the work;
- Thorough understanding of ISO55000 principles and translation of these standards into an operational environment
- Experience in managing multiple projects with conflicting priorities;
- Broad experience in the building / service industry with knowledge of building and service regulation and statutory obligations
- Demonstrated project management experience.
- Experience in management of a portfolio or multiple properties.
- Minimum 5 years of experience in managing/supervising the delivery of subcontractors
- Minimum 5 years providing written reports and recommendations to clients
- Ability to understand contract requirements
