**Job Description**:
An exciting opportunity has become available for an experienced and motivated individual to join our Sydney team, managing the Brookfield Place Sydney precinct. Reporting to the Precinct Manager, the Property Manager will be a main point of contact with tenants and sub-contractors and will provide direction to the Tenant Liaison Manager for day to day administrative assistance in tenant management.

Prepare and submit annually to the Client(s), in the format approved by the Client(s), for approval a budget which details revenue, costs and projected works over the next 10 years to the timeframe nominated in the management Agreement and Reforecast as and when required by the Client(s).
Lease Administration
Manage the leasing of the property in accordance with the Asset Plan/Business Plan and a property-specific leasing strategy for approval by the Client(s) as specified in the Agreements
Prepare and administer relevant registers
Administer Building Rules and Regulations (and prepare variation where / when required)
Prepare and administer fit-out guides
Monitor and make recommendations on changes to legislation which may affect the property and assist in the negotiation and drafting of legal documents.
Manage the resolution of disputes and
Manage and co-ordinate external legal counsel
Make recommendations in respect of capital works required to maximize the long term income of the property and submit annual reports and costs to Client(s) as part of the Annual Business Plan.
Risk Management
Develop, implement and regularly update risk management systems which identify major property risks including asset liability (WHS) fire safety and essential services, environment
Develop a detailed risk management strategy which includes seeking indemnities through documentation from subcontractor’s e.g: cleaning, security, air conditioning and structural engineering.
Conduct regular inspection of the property to identify risk areas and
Develop a system to monitor the Facilities personnel and reporting to the Client(s) as required
Insurance.
Receipt Disbursement and Accounting for Funds.
Reporting.
Monitor the delivery of the Building Services and delegate under your supervision other aspects of the Management Agreements by/to any other support staff as detailed to ensure the effective and efficient running of the property and compliance with legislative requirements (and Brookfield compliance) including:
Process all incident reports, insurance and legal claims
Monitor and review the scopes of work for major services
Regularly liaise with tenants and customers of the property including keeping them informed of events and dealing promptly and reasonably with complaints, correspondence and requests from tenants and customers in relation to the property and

**Qualifications, skills & experience**:
Tertiary Qualifications preferred or alternative industry recognized course in retail & commercial property related discipline.
Current Drivers Licence
Minimum 5 years’ experience in a Commercial or Retail management environment
Sounds skills in preparation of budgets; forecasting utilising Excel (intermediate or higher level)
Knowledge and comprehension of NSW legislation relevant to commercial and retail leases and the Commercial Tenancy (Retail Shops) Agreement Act and Trade Practices Act
Experience in review and preparation of Offer to Lease or Heads of Agreement
High level written and verbal communication skills with an emphasis on analysis and strategic planning and succinct reporting and recommendations.
Training in current WHS ideally environmental legislations and systems.
Minimum 3 years’ experience in supervision of other staff and/or contractors
Experience within a work environment using QA, WHS and ideally environmental systems.
Demonstrated ability in lateral thinking and innovation
Sound knowledge of building services
