**What this opportunity involves**:
Join JLL today as our Operations Manager for an A grade building based in the heart of Fortitude Valley. The asset is relatively new and comprises 12 levels of office accommodation, a recently redeveloped foyer/ coffee shop, 7-8 key tenants, and 5-star green star office design.

The role will be dynamic and fast paced, overseeing the day-to-day operations with a strong focus on strategic planning, lifecycle of plant & equipment, project management, capital works and concentrating on the sustainability & economic performance of the building.

The priorities always will be the health, safety, and security if all visitors and occupants, the presentation of the property and the implementation of client strategies.

A snapshot of the day-to-day duties

**Risk management**: ensure implementation of the JLL risk management platform to achieve client KPI expectations. Making sure all staff and contactors receive up to date site specific training and completing high level reporting as needed.

**Sustainability**: confirm completion of all sustainability requirements, raising approval for ESD projects and delivering annual consumption reduction targets

**Workplace Health and Safety**: ensure that all operational activities comply with current legislation

**Maintenance**: day to day oversight of the buildings plant and equipment, ensuring everything is humming and running smoothly

**Budgets**: you are required to contribute to the budgeting and business planning process for the property

You hold proven experience in the supervision of building services with an emphasis on commercial property assets, as well as come CAPEX exposure where you can take the lead with fit outs. You know how to maximise building performance in terms of sustainability & risk management, and client reporting will be crucial to your success in the role.

You are positive and tenacious in your daily approach with customer service being your key priority, and you can communicate effectively both verbally and in writing.

Having the ability to be proactive and able to identify potential risks through compliance with WH&S is essential. You keep on top of things and can also oversee capex budgets, financial management, cut operational costs, and incur savings during the process.

You thrive managing contractors and have good computer literacy, with the ability to expand these skills as necessary.
