**About the Role**
As an Assistant Development Manager at Growthbuilt, you will play an integral role in supporting the development lifecycle of projects. This includes assisting with acquisitions, development feasibilities, and the management of sites, from early stage identification to project completion. You'll work across various sectors, with a particular focus on residential, mixed-use, and commercial developments, providing invaluable support in financial modelling, acquisitions, project marketing.
This is a unique opportunity to gain exposure to various aspects of development, including planning, valuations, project marketing, and more. You will assist in identifying opportunities, financial modelling, preparing investment committee papers, managing land financing, consultant engagement, and project marketing. Additionally, you will provide valuable support throughout the planning and approval process and help drive Growthbuilt’s pipeline of projects across New South Wales.
**Responsibilities**
- Support the identification and acquisition of new sites, primarily in the residential and mixed-use apartment sectors, with scope for hotel, co-living, retail, and commercial opportunities.
- Prepare and update detailed feasibility reports for active projects, covering both internal and external requirements. This will include financial modelling and providing recommendations based on in-depth analysis.
- Assist in preparing and overseeing Development Applications (DA), ensuring compliance and timely approvals.
- Develop and maintain detailed financial models in Excel, including building Discounted Cash Flows (DCF) from scratch and effectively sorting, filtering, and compiling data to create reports that inform key decisions.
- Use Estate Master to model and report on the financial feasibility of acquisitions and developments, supporting senior management with key insights into project viability.
- Accurately report on the forward-looking development pipeline and provide updates on current projects under construction, ensuring senior management is fully informed.
- Assist in identifying and tracking new site opportunities both on
- and off-market, speaking directly with agents, landowners, and other stakeholders to secure the best development opportunities.
- Actively participate in fortnightly acquisitions meetings, presenting opportunities, writing agendas, and documenting key actions in meeting minutes.
- Assist with external valuations for development projects by providing supporting information and liaising with external valuers to ensure accurate and comprehensive assessments.
- Provide support to the Development Manager in various aspects of project management, including meeting minutes, consultant and contractor engagement, design meetings, planning meetings, and project control group (PCG) meetings.
- Conduct all activities in accordance with Growthbuilt’s Quality, Safety, and Environmental Management System, ensuring compliance with industry standards and company policies.
**About You**:
- Minimum of 2 years’ post-graduate experience in development management, acquisitions, or a related field, with a strong focus on financial modelling and feasibility assessments.
- Proficient in Excel and experienced in financial modelling (DCF and Estate Master), with a strong understanding of development feasibilities, project finances, and feasibility reporting.
- Tertiary qualification in Property, Development Management, or a related field. Practical, hands-on experience is highly valued alongside formal qualifications.
- Ability to communicate effectively with internal teams, consultants, contractors, and external stakeholders, providing clear, concise updates and managing key relationships.
- A proactive approach to problem-solving, with the ability to think creatively and address challenges in development, finance, and project execution.
- Ability to work independently, manage smaller projects and assist with larger developments while being flexible to changing needs and priorities.
