Our opportunity
We have an exciting opportunity for a Property Manager to join our Sydney Team. You will assist in managing the asset(s) to ensure high quality of presentation and operation.
**Your responsibilities are but not limited to**:
Attend promptly to the requests of prospective customers by providing requested information
Meet all requirements outlined in the HSE&S roles and responsibilities procedure
Always stop unsafe work practices
Assist the Asset Manager prepare monthly / quarterly reports and with the monthly forecasting Assist the Asset Manager prepare annual income and expenditure budgets
Take and update minutes at all internal and external meetings as directed by the Portfolio Manager or Asset Manager
Prepare monthly tax invoices for tenants ensuring that all invoices are checked for accuracy and that rent reviews are processed in a timely manner
Maintain accurate stack plans
Raise purchase orders in MEX when required and process supplier invoices in a timely manner
Ensure all lease information is always accurate and up to date in MRI and ensure this information is reflected accurately on the Tenancy Schedules
Update new leads, opportunities and contact information for all accounts within the Infinity database
Assist the Asset Manager during the lease negotiation process, along with the ongoing administration of those leases. This may include liaison with legal representatives and the lease administration team
Ensure that tenants are maintaining insurances required under the terms of their lease and ensure that Mirvac receive certificates of currency and that MRI is updated accordingly
Assist the Asset Manager prepare tenant retention and leasing strategies to minimise vacancies and ensure leasing opportunities are maximised and each vacancy is positioned effectively
In conjunction with the Asset Manager undertake financial analysis of proposed leases and determine the terms and conditions to be offered to prospective tenants.
Your point of difference
Moderate experience in the property/retail industry and demonstrated understanding of the preparation and ongoing management of Property/Centre Income
Commercial/financial acumen and proficiency in property forecasting tools is highly desirable
Relevant tertiary qualifications in Real Estate, Property Economics, Commerce or equivalent is highly desirable.
High level of IT proficiency, demonstrated ability to provide input into strategic plans and a strong understanding of relevant legislation
