**About the role**

Ahrens Group is seeking a skilled and experienced Property Manager to join the team. As the Property Manager, you will be responsible for overseeing the management and operations of the company's diverse property portfolio. Reporting to the Director of Real Estate, you will ensure the efficient and effective utilization of properties, maximize their value, and provide exceptional service to tenants and stakeholders.

**Responsibilities**:
- Manage the day-to-day operations of the company's property portfolio, including commercial, industrial, and residential properties.- Oversee lease agreements, rent collection, tenant relations, and maintenance activities to ensure smooth operations and tenant satisfaction.- Administer lease agreements, including lease negotiations, renewals, amendments, and terminations.- Ensure compliance with lease terms and conditions, rental payments, and lease-related documentation.- Develop and manage property budgets, track expenses, and analyze financial performance.- Prepare financial reports and present them to stakeholders, highlighting key performance indicators and recommendations for improvement.- Foster positive tenant relationships, proactively addressing issues, and ensuring a high level of tenant satisfaction.- Conduct market research to identify opportunities, monitor competitor activities, and make recommendations to enhance property value and competitiveness.

**Qualifications and Experience**:
- Bachelor's degree in real estate, property management, business administration, or a related field; additional certifications are advantageous.- Proven experience as a Property Manager or a similar role, preferably within the commercial real estate industry.- Strong financial acumen, with the ability to analyze budgets, financial statements, and market trends.- Excellent communication and interpersonal skills, with the ability to build and maintain relationships with tenants, stakeholders, and service providers.- Proactive problem-solving abilities and the capacity to handle multiple priorities and deadlines.- Proficiency in property management software and Microsoft Office suite.- A valid real estate license or the ability to obtain one.
