About the Role:

We are seeking a skilled Facilities Manager to lead our team in delivering safe, high-performing, and well-maintained student accommodation in Melbourne CBD. This is a hands-on role that involves overseeing all maintenance operations across the site, ensuring both reactive and scheduled works are completed to a high standard and within set timeframes.

Main Responsibilities:

  • Oversee all maintenance operations across the site, ensuring both reactive and scheduled works are completed to a high standard and within set timeframes.">
  • Manage resident repair requests from diagnosis through to resolution, ensuring minimal disruption and maximum satisfaction.">
  • Lead, coach, and support a team of Maintenance Technicians - including recruitment, training, performance reviews, and day-to-day supervision.">
  • Develop and deliver preventative maintenance plans to ensure buildings, plant, and equipment remain safe, compliant, and fully operational.">
  • Conduct regular inspections of apartments, communal areas, systems, and external spaces to uphold safety, appearance, and functionality.">
  • Manage compliance testing and statutory checks such as fire alarms, emergency lighting, HVAC systems, and water testing, keeping accurate records.">
  • Coordinate external contractors and suppliers, ensuring all work meets scope, quality, safety, and budget expectations - and is carried out with proper permits and documentation.">
  • Respond to emergency call-outs outside of regular hours, taking ownership of urgent maintenance issues and resolutions.">
  • Support budget planning and control, monitoring maintenance spend, sourcing materials cost-effectively, and maintaining adequate inventory.">
  • Champion a safe, welcoming, and well-maintained living environment, working closely with the Community Manager to enhance the student experience.">

Requirements:

To be successful in this role, you should have skills including:

  • Proven experience in maintenance management within residential, hospitality, or student accommodation sectors - or in a relevant trade (repairs, HVAC, refurbishments, etc.).">
  • Experience supervising contractors and working with teams to maintain high-quality, compliant residential buildings.">
  • Strong understanding of WHS, risk assessments, and preventative maintenance systems.">
  • Confident communicator with the ability to engage residents and influence others in a customer-facing environment.">
  • Proactive, hands-on approach with the ability to work independently and take ownership of projects.">
  • A reliable team player with flexibility to work on-call or overtime when required.">
  • Commercially minded with a knack for identifying cost-effective maintenance solutions.">
  • Ready to make a real impact in a resident-first environment.">
  • Compliance & Licensing – Must hold a valid driver's license, and have the ability to obtain a favourable National Criminal History Check and Working with Children check.">
