Acquisition Manager - Retirement Living Communities

We are seeking an experienced Acquisition Manager to join our Real Estate team.

About the Role:

This role is central to sourcing and delivering the land and asset acquisitions that underpin our future growth.

Key Responsibilities:
  • Identify and secure new development opportunities across Sydney and NSW, including greenfield sites, infill projects, and value-add assets.
  • Lead end-to-end transaction management: feasibility modelling, valuation analysis, due diligence, legal negotiations, consultant engagement, and Board submissions.
  • Build detailed development feasibilities, cash flow models and business cases to inform investment decisions.
  • Leverage your local networks of agents, landowners, consultants, and development partners to access on- and off-market opportunities.
  • Negotiate favourable outcomes that meet financial, strategic, and sustainability objectives.
  • Incorporate town planning, subdivision, and construction considerations into acquisition assessments.
  • Present acquisition opportunities to the Investment Committee and Board for approval.
About You:

To be successful in this role, you will require:

  • Tertiary qualifications in property, finance, or a related field.
  • 7+ years' post-graduate experience in Sydney's real estate market, with deep local knowledge and established relationships.
  • Advanced skills in feasibility modelling, valuation, and financial analysis (Excel, Estate Master or similar).
  • Strong understanding of development documentation, town planning, and subdivision processes.
  • Demonstrated success in managing due diligence, consultants, and legal negotiations through the transaction lifecycle.
