Job Overview
The Senior Facility Manager will oversee the operational and capital expenditure performance of a premium asset in Eveleigh, ensuring financial targets are met and operational services are procured in accordance with statutory requirements. This role involves managing onsite teams, maintaining safety and customer service standards, and ensuring all functional and day-to-day requirements are delivered in accordance with company policy and procedures.

Key responsibilities include:

  • Controlling and ensuring financial Capital & Operating budget expenses against forecast for properties.
  • Reviewing proposed alterations to ensure they meet architects/consultants' specifications and any NCC or statutory requirements.
  • Preparing scope of works and relevant documentation.
  • Approving Work Orders, tax invoice processing, and contracts within delegated authority.
  • Ensuring compliance with the company Quality Management System.
  • Advising Property Managers and Facility Managers on maintenance and operational issues affecting building operations and budgets.
  • Responding to after-hours calls as required.
  • Maintaining an up-to-date asset register and preventative maintenance planner.
  • Monitoring and ensuring relevant statutory logs and registers are maintained.
  • Participating in Operational Health check Proforma with Divisional Managers, onsite Facility Managers, and Property Managers.
  • Completing FCR compliance reporting within specified timeframes.
  • Responding to information and tenant requests as required.
  • Ensuring adequate staffing and monitoring during periods of absence, promptly notifying Portfolio or Property Managers of absences.
  • Actively mentoring and training facility managers in your team.
  • Providing support and leadership to facility managers in your team.
  • Taking part in customer and investor activities as required.

For this role, we are seeking candidates with at least 8 years' experience in all facets of facilities management, typically stemming from a solid administrative and/or technical background. Candidates should have demonstrated experience in negotiating and enforcing contracts, as well as technical competency with trade or tertiary qualifications. A demonstrated understanding of Australian Standards, NCC, HSE, DDA, and other risk management issues is also essential. Additionally, candidates should possess exceptional communication and interpersonal skills, good decision-making, influencing, presentation, and negotiation skills, and a strong customer and guest-centric focus.

Required Qualifications
  • At least 8 years' experience in all facets of facilities management.
  • Technical competency with trade or tertiary qualifications.
  • Demonstrated experience in negotiating and enforcing contracts.
  • Demonstrated understanding of Australian Standards, NCC, HSE, DDA, and other risk management issues.
  • Ability to be on call 24/7, work on weekends, and attend to after-hours calls.
  • Experience preparing detailed asset plans, budgets, and capital expenditure recommendations and reports.
  • Exceptional communication and interpersonal skills.
  • Good decision-making, influencing, presentation, and negotiation skills.
  • A customer and guest-centric focus with a strong understanding of the local community and trade area.
