This is an opportunity to work as a Commercial Manager, where you will be responsible for overseeing the commercial aspects of two prominent office towers. Your primary duties will include managing tenant communication, partnering with other teams to deliver exceptional service, and overseeing day-to-day operations.

Key Responsibilities:

  • Lead proactive communication with tenants through various channels.
  • Collaborate with the Customer Relationship Manager and Concierge team to provide excellent service to building occupants and visitors.
  • Oversee leasing, reporting, capital expenditure, rent roll management, debt collection, budget preparation, outgoings estimates, asset planning, and quarterly reporting.
  • Manage lease administration, monthly invoicing, incentive claims, rent reviews, and licence agreements.
  • Maintain strong relationships with building owners and prepare comprehensive quarterly reports.
  • Work with other teams on quarterly income and operating expenditure reforecasts.
  • Manage car park levies and monthly recharges for various services.
  • Support capital expenditure submissions and claims processes.
  • Oversee customer events and relationship management initiatives.
  • Manage the Salesforce platform and develop tailored retention strategies.
  • Coordinate annual customer surveys and implement resulting action plans.

Requirements:

  • A minimum of 5 years' experience in Commercial, Industrial, or Retail property management.
  • Strong knowledge of the local property market.
  • Experience with building operations, service contracts, and procurement.
  • Proven people management capabilities.
  • Victorian Agents Representative Licence (essential).
  • Tertiary qualifications in property or related discipline (preferred).
  • A comprehensive understanding of lease structures, deal analysis, and outgoings recovery.
  • Advanced MS Office skills with MRI experience preferred.
  • Outstanding written and verbal communication abilities.
  • Exceptional customer service focus and attention to detail.
