Job Summary

This role is responsible for leading site teams to deliver exceptional resident experiences, strong commercial outcomes, and operational excellence.

Key Responsibilities
  • Provides supportive leadership to team members by interviewing, hiring, training, and managing their performance in accordance with company policies, values, and business practices.
  • Develops a positive culture aligned to the company's brand pillars; engendering a high challenge/high support environment and a platform for success.
  • Places the customer at the heart of decision-making; ensuring our people and practices are aligned to creating positive memorable experiences by exceeding expectations.
  • Proactive in striving for continuous improvement through feedback.
Operational Excellence
  • Develops annual budgets for properties comprising the assigned portfolio, overseeing attainment of budgeted goals by analysing and evaluating financial statements, reconciling monthly statements against approved budget, and working with finance, clients/owners, and others to address gaps in financial performance.
  • Ensures the portfolio and individual communities meet established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing action plans to achieve results.
  • Leads operational reviews, identifies opportunities for ancillary revenue, operational efficiency, and cost optimisation to maximise net operating income (NOI).
  • Identifies areas for improvement, offers suggestions to improve efficiency and productivity, and implements ideas that achieve operational excellence.
Relationship Building
  • Develops strong relationships with university and agent partners to drive leasing activity and create a solid reputation for the brand in each market it serves.
  • Develops strong relationships with key internal stakeholders and teams to foster efficient and productive cross-functional collaboration to achieve business performance goals.
Investor Satisfaction
  • Promotes investor satisfaction and retention through timely reporting and on-going communication about the performance of the properties, responding quickly and with urgency to investment team/client/owner concerns, questions, issues, and requests.
Market Analysis
  • Reviews, analyses, and interprets market data to identify emerging trends that may impact the performance of the portfolio, working with community managers and others to develop and implement market plans that drive occupancy and revenue growth.
Quality and Safety
  • Ensures the appearance and physical aspects of the properties meet the company's and owner's established standards through routine quality and safety inspections, communicating concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
Risk Management
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organisational standards, and operational processes related to area(s) of responsibility — including compliance with local legislation — and reporting violations or infractions to appropriate individual(s).
  • Ensures appropriate risk management practices are in place, including emergency response protocols, insurance coverage, and compliance with WHS legislation.
Professional Development
  • Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, research and/or subscribing to professional publications, and applying knowledge and practices to area(s) of responsibility.
Performance Measurement
  • Monitors and evaluates the performance of the portfolio and individual communities against established operational, financial, and business performance goals.
  • Develops and implements corrective action plans to address any gaps or shortfalls in performance.
Communication
  • Communicates effectively with all levels of staff, stakeholders, and investors to ensure that everyone is informed and aligned with the goals and objectives of the portfolio and individual communities.
