Facilities Maintenance Coordinator Role

As a key member of the maintenance team, you will be responsible for ensuring vacant units are prepared for re-occupancy efficiently. This includes coordinating tasks and supplies to meet high standards of quality.

You will also assist with special projects, focusing on providing excellent customer service and maintaining a positive work environment.

Responsibilities Include:
  • Clean/restore recently vacated apartment homes to a high level of cleanliness.
  • Maintain the cleanliness of the facility and grounds, adhering to safety protocols.
  • Perform various maintenance tasks, including changing bulbs, locks/keys, and assisting with installations.
  • Help maintain the cleanliness of exterior and interior spaces, including painting and caulking.
  • Physically manage pressure washing, blower breezeways, and parking lots.
  • Conduct walkthroughs of upcoming or newly vacant units to identify potential repairs and create punch lists.
  • Assist in prepping units for painting by removing electric and switch plates and other items as assigned.
  • Diagnose and perform routine maintenance/repair tasks involving electrical and plumbing systems, A/C and heating systems, and appliances.
Requirements
  • Minimum one year of prior experience in facilities maintenance or related field.
  • Reliable transportation is necessary to safely and effectively carry out responsibilities.
  • Excellent communication skills are essential, including verbal and written.
  • Superior customer service, communication, and interpersonal abilities are required.
  • Ability to analyze complex problems, propose solutions, and implement corrective actions.
  • Able to influence stakeholders and gain support for new ideas and approaches.
  • Strong analytical and problem-solving capabilities.
  • Excellent organizational skills and knowledge of apartment building maintenance.
  • Demonstrated ability to diagnose and repair routine maintenance issues.
  • Knowledge and ability to operate power tools.
  • Ability to manage difficult customer situations and respond promptly to needs.
  • Ability to prioritize work activities, use time efficiently, and set realistic goals.
  • Ability to balance team and individual responsibilities and contribute to a positive team spirit.
  • Ability to follow instructions and respond to management directives.
