Property Portfolio Manager

We are seeking an experienced and skilled Property Portfolio Manager to join our team in Brisbane, Queensland. This role will provide the ideal candidate with a diverse commercial portfolio to oversee, reporting directly to the Senior Property Manager.

This is an excellent opportunity for those looking to transition from the agency side to the landlord environment. As a Property Portfolio Manager, you will be responsible for managing property operations, tenant relationships, financial administration, and budget preparation.

Key responsibilities include:

  • Acting as the first point of contact for tenant enquiries and supporting proactive stakeholder communication and service.
  • Assisting with financial and lease administration, including rent and arrears monitoring, reconciliations, accounts payable, purchase orders, recoveries, and monthly/annual reporting.
  • Coordinating property operations, including maintenance requests, compliance and essential services scheduling, contractor management, and site inspections.
  • Supporting budget preparation, forecasts, and portfolio performance reporting for the Senior Property Manager.
  • Maintaining accurate records in property systems and digital files, assisting with new-asset set-up and general administration.

We are looking for an individual who has/be:

  • Proven experience within commercial property on the landlord or managing-agent side.
  • Confidence working across all facets of property management (tenants, contractors, finance/reporting, compliance) with strong attention to detail.
  • Proficiency with Microsoft Office and familiarity with property/accounting systems (e.g., MRI, Yardi, Re-Leased).
  • Strong communication and stakeholder skills, with a collaborative and customer-focused approach.
  • Excellent organisation and time-management, able to handle competing priorities in a fast-paced environment.
