Position Overview

This role involves conducting initial assessments of quarterly financial statements, year-end audits, and tax returns within the Pre-Stabilized portfolio. You will independently review and provide secondary evaluations of cost certification reports and Form 8609s, while also offering technical assistance to resolve emerging issues.

Key Responsibilities:

  • Evaluate partnership tax returns, cost certifications, Form 8609s, and audits.
  • Analyze tax capital accounts, including performing 704(b) analyses and resolving issues.
  • Process, review, and adjust financial data from lower-tier entities on a quarterly basis.
  • Collaborate with General Partners and their accountants on eligible basis, Housing Credit calculations, and tax and audit matters.
  • Provide training on annual audits and tax return processes.
  • Conduct supervisory reviews of year-end audits, tax returns, cost certifications, and Form 8609s.

Qualifications:

  • Bachelor's degree in Accounting or a related field is required.
  • A minimum of 6 years of experience in accounting and tax is necessary; experience in public accounting, CPA certification, or real estate partnership tax is preferred.
  • Strong understanding of real estate development terminology and financial analysis is essential.
  • Experience with Low Income Housing Tax Credits, particularly in pre-stabilization properties, is required.
  • Excellent organizational and communication skills are vital.
  • Ability to manage complex tasks, prioritize competing demands, and meet deadlines is crucial.
  • Must demonstrate initiative and the ability to work independently with minimal supervision.
  • Proven accuracy and reliability in work are essential.
  • Willingness to work evenings and weekends during peak periods is necessary.
  • Ability to collaborate effectively across teams.
  • Proficient in Microsoft Office Suite; familiarity with Salesforce is a plus.

Compensation and Benefits:

The base salary for this position ranges from $100,000 to $110,000, commensurate with skills and experience. In addition to salary, Enterprise offers a comprehensive total rewards package, including performance bonuses and generous paid leave programs.
