Key Role:

We are seeking a seasoned Commercial Operations Manager to oversee the commercial aspects of our Melbourne office towers. This pivotal role requires exceptional leadership and communication skills, along with a thorough understanding of commercial operations and tenant management.

Responsibilities:

  • Manage proactive tenant communication across multiple channels
  • Partner with key stakeholders to deliver superior service experiences
  • Oversee day-to-day operations including leasing, reporting, capital expenditure, rent roll management, and debt collection
  • Support budget preparation, outgoings estimates, asset planning, and quarterly reporting
  • Manage lease administration, monthly invoicing, incentive claims, rent reviews, and licence agreements
  • Maintain strong relationships with building owners and prepare comprehensive quarterly reports
  • Collaborate on quarterly income and operating expenditure reforecasts
  • Manage car park levies and monthly recharges for various services
  • Support capital expenditure submissions and claims processes
  • Oversee customer events and relationship management initiatives
  • Maintain Salesforce platform and develop tailored retention strategies
  • Coordinate annual customer surveys and implement resulting action plans

Requirements:

  • Minimum 5 years in Commercial, Industrial, or Retail property management
  • Strong knowledge of the Melbourne property market
  • Experience with building operations, service contracts, and procurement
  • Proven people management capabilities
  • Victorian Agents Representative Licence (essential)
  • Tertiary qualifications in property or related discipline (preferred)
  • Comprehensive understanding of lease structures, deal analysis, and outgoings recovery
  • Advanced MS Office skills with MRI experience preferred
  • Outstanding written and verbal communication abilities
  • Exceptional customer service focus and attention to detail
