Our client is a leading profit-for-purpose real estate agency that specializes in affordable housing. Their aim is to provide high-quality, affordable properties to residents, while partnering with developers and investors to increase supply for affordable housing in NSW. A division of a well-known Social & Affordable Housing provider, our client has over 60 years industry experience and is passionate about helping the community.

**The Role**
Working out of the Parramatta office, the role of a Property Manager is to effectively manage a portfolio of affordable and fee-for-service properties. Unlike traditional real estate agents, any profit made is reinvested to create more affordable housing stock and to further support tenants. Main responsibilities include:

- Effectively deliver end to end property and tenancy management services (with an aim to achieve sustainable tenancies)
- Conduct periodic and end of tenancy inspections
- Address repair and maintenance requests and undertake incident reporting
- Coordinate end of tenancies and manage evictions and vacancies
- Effectively manage rent review and arrears recovery, former resident debt, water charges, non
- rent debt, vacancies and bonds
- Delivery of excellent customer service experience to internal and external stakeholders through accurate, timely, relevant and customer-centric services and support
- Manage disputes and complaints professionally and to an effective resolution
- Effectively deliver services related to all aspects of property and tenancy management
- Conduct open for inspections for vacant properties
- Preparation of documents include the collation of lease pack
- Deliver on assigned activities and meet key performance indicators
- Represent the organisation at the NSW Civil and Administrative Tribunal (NCAT)

**What you need**
- 2 years' experience working within residential and tenancy management
- Certificate of Registration (desirable, must be willing to obtain)
- Current Driver License with the right to drive in NSW
- Experience working with complex clients
- Experience using REST or a tenancy management system
- Certificate IV in Property Services (Real Estate) or a related field (desirable)
- Proven history of appearing at NCAT (desirable)
- Knowledge of NRAS scheme and Affordable Housing (desirable)
