**What this job involves**:
This is a fantastic opportunity for a Commercial Manager to work on site at a vibrant, iconic, premium office precinct situated over two street frontages and connected by a magnetic retail plaza, being one of Sydney’s most distinctive landmarks. The Owners are two of the largest institutional landlords.
Reporting directly into the General Manager and as part of a dynamic supportive team, your key focus will be managing the leasing of vacant space, lease reviews, licences and market rent reviews, as well as forming strong relationships with the tenants, understanding occupancy needs and working with them to achieve the best possible outcome.
This is a great chance for an industry professional who longer term aspires to become a GM of a premium tower.
**A snapshot of the day-to-day duties**:
Develop and implement the asset plan and strategy in conjunction with the General Manager
Proactively communicating with customers/ tenants
Establishing and maintaining a strong relationship with the building owners
Day-to-day management of reporting, capex, rent roll and debt management
Assisting the Finance team completing budgets, outgoings estimate, asset plans and quarterly reports
Assisting the GM on lease renewals, lease preparation and legal agreements
Liaise with external leasing agents, staying abreast of all leasing activity
Working closely with our CRM with the customer events program, customer retention plan and ensure all building related marketing collateral is utilised effectively
Getting involved with some exciting leading-edge projects
Managing minor works projects in conjunction with the Operations team
**Sound like you? This is what we’re looking for**:
A real estate licence is required (or at a minimum a NSW certificate of registration), and your number one focus is providing 6- Star customer service. You genuinely love to help others and are self-motivated and dedicated to achieving the best outcomes.
You’re currently working in a senior commercial property management role, and now you are ready to take the next step and expand your capabilities by working on high quality office assets. You have a thorough understanding of commercial leases, deal analysis and negotiation, outgoings recovery, rent roll and expenses.
Also required will be a proven experience maintaining and managing accurate lease and tenant data, budgets and financial reports
A fantastic attitude and superior communication skills are vital, and we’ll expect you also to have great time management and organisational skills.
