Salary: $90K base + commissions + super OTE: $180K pa

Overview

We are Haley and JP, founders and owners of First Move Property and Investr. First Move Property is a Melbourne specialist buyer's agency and Investr caters specifically to the needs of property investors and developers. We are passionate about property and bring deep expertise in property investing, with a combined negotiation experience of almost 2 decades, leading billions of dollars worth of deals globally. Our clients and team are at the heart of the business, and we are committed to integrity, authenticity and genuine care.

About you

We seek a relentlessly solutions-focused individual with strong problem-solving and analytical skills. You will have strong communication skills and the ability to build instant trust, with a clear impact on people around you. You are a hunter who loves finding great deals that fit client briefs, build long-term relationships with sales agents, and show deep empathy for their roles. You are a collaborative team player who loves contributing to the team's success. A genuine obsession with property is a given. If you need hand-holding, this isn't the job for you.

What you'll do

Find amazing off-market deals

  • Strong long-term relationships with sales agents; you are the first person they think of when they list a property, and they may offer you exclusive off-markets.
  • Relationships with agents are so strong that your property briefs are front of mind for them; they know exactly what you love to buy.

Perform due diligence and provide recommendations

  • Deal analysis to ensure that every deal stacks up financially.
  • Perform CMA, evaluate rental yields, capital growth potential, and risks before recommending anything.
  • Inspect properties, assess condition, zoning, council overlays, and potential value-add or renovation needs.
  • Prepare and present information concisely and clearly to give clients confidence in the purchase.
  • Recommend negotiation strategy and advise on auction bidding strategies (if applicable).
  • Maintain strong listening skills and empathy to know what to ask, when to push, when to hold, and when to walk away.
  • Get the best outcomes for clients while maintaining strong relationships with sales agents.
  • Proactively stay on top of market dynamics and trends to uncover opportunities for homeowners and investors.
What you need to have
  • A buyer's agent license, or completion of Cert 4 (legal requirement, non-negotiable).
  • Experience in property sourcing or deal-making; ability to source, assess, and secure great investment properties and homes.
  • Driver's license.
Performance metrics
  • 1+ purchase per week – Quality over quantity with consistent results.
  • 20+ agent connections weekly – Build rapport with agents to get deals done.
  • 1-hour turnaround on deal analysis – Speed + accuracy for client confidence.
  • 4-hour turnaround on feedback to sales agent – Timely Yes/No decisions.
