About the role

Exciting Property Manager role available in the Geelong/Ballarat area, enjoy working full remote with only one trip into the head office per month for a company meeting.

Be responsible for 160 properties across Geelong and Ballarat. You will be supported by a Leasing Consultant who will show properties, conduct entry reports and assist with routine inspections, as well as 3 Administration Assistant's. You will be responsible for the delivery of effective, professional and efficient property management.

Day to Day Responsbilities Include:

Ensure full compliance with the Business Licensing Authority, Estate Agent Act, Residential Tenancy Act and ISO SAI Global Compliance;

Ensure compliance to the Victorian & Civil Administrative Tribunal;
-
Adhere to Property Management Procedural Manual;
-
Participate in the review of Property Management procedure manual as a part of the ISO accreditation;
-
Submit reports on the review to the direct Manager within a reasonable time frame;
-
Ensure properties are leased to the fullest capacity and rent is paid on time;
-
Renew leases and ensure the rent is increased where applicable;
-
Generate and provide Entry Condition reports and Exit Condition Reports;
-
Maintain rental arrears and rent collection;
-
Maintain accuracy of documentation by ensuring Tenant files are signed off;
-
Undertake routine inspections as per PM calendar;
-
Arrange for urgent repairs within 24 hours;
-
Arrange for non urgent repairs and maintenance within 14 days;
-
Ensure bond settlement occurs within 10 days of key return;
-
Generate Condition Reports on inventory and condition of the property;
-
Ensure all documentation is accurately completed and submitted on a timely basis;
-
Ensure compliance with relevant laws and regulations.

Ensure complaints from Tenants are resolved in a timely manner;

Attend to Owners' enquiries and complaints;

Ensure a satisfactory response to the customer service survey by responding to conflicts and issues;

Develop and maintain effective communications with developers, owners and tenants;
-
Provide timely responses to all enquiries and contacts.

About you

Minimum of 1-2 year's experience in the real estate industry
-
Experience working in a fast-paced environment
-
Demonstrated experience in providing exceptional customer service
-
Experience in dealing with a diverse range of clients and stakeholders
-
Agent Representatives Certificate (Vic)
-
Excellent communication skills both written and verbal
-
Exceptional attention to detail and high level of organisational skills
-
Excellent time management skills and prioritisation of workload
-
Outstanding problem solving skills and the ability to use your initiative
-
Commercial acumen
-
Ability to maintain confidentiality
-
Advanced computer knowledge
-
Ability to work within a team environment
-
National Police Check/Record
-
Current Victorian Driver's Licence
