The Role

We are seeking an experienced Facilities Manager with commercial high-rise building experience for a leading facilities management service provider company renowned for their innovative approach. Seeking a highly skilled and experienced Facilities Manager to oversee the practical completion, Defects Liability Period (DLP), and witness testing of a new high-rise development.

As the Facilities Manager, you will play a crucial role in ensuring the successful delivery and operational readiness of our high-rise commercial building. You will be responsible for managing the practical completion phase, overseeing the DLP, and coordinating witness testing to ensure all systems and components meet the required standards. Your expertise will ensure that the building is handed over in prime condition and continues to operate smoothly during the warranty period.

Key Responsibilities

  • Oversee the final stages of construction to ensure the building is completed to the highest standard.
  • Conduct thorough inspections and coordinate with contractors and stakeholders to address any outstanding issues.
  • Manage the DLP by tracking and rectifying any defects that arise.
  • Liaise with contractors and ensure timely resolution of issues to maintain building quality.
  • Coordinate and supervise witness testing of building systems, including HVAC, electrical, plumbing, and safety systems.
  • Ensure all tests are conducted according to industry standards and all systems are fully operational.
  • Implement and maintain rigorous quality assurance processes to ensure all aspects of the building meet or exceed company and regulatory standards.
  • Maintain comprehensive records of inspections, tests, and defect resolutions. Ensure all documentation is up-to-date and readily accessible for reference.
  • Work closely with internal and external project managers, contractors, engineers, and other stakeholders to facilitate smooth communication and efficient problem-solving.
  • Ensure all activities comply with relevant health, safety, and environmental regulations.

Requirements

  • Bachelor's degree in Facilities Management, Engineering, Construction Management, or demonstrated experience in a related field.
  • Minimum of 5 years of experience in facilities management, with a focus on commercial high-rise buildings.
  • Proven experience in managing practical completion, DLP, and witness testing.
  • Strong knowledge of building systems, construction processes, and quality assurance standards.
  • Excellent organizational and project management skills.
  • Strong communication and interpersonal skills, with the ability to effectively liaise with a diverse range of stakeholders.
  • Proficiency in using facilities management software and tools.
  • Detail-oriented and proactive, with a strong problem-solving mindset.
