AZWA Group is a fast-growing, multi-disciplinary property development and construction business based in Parramatta, known for delivering high-quality residential subdivisions and building projects across NSW.

We're looking for a **Project Administrator** who can jump in with both feet, take initiative, and thrive in a dynamic environment. This is not your average admin role - we want someone who can think like an owner, work like a partner, and move like a project lead. **What You'll Be Doing**
- Act as a key coordination point between project managers, civil contractors, town planners, solicitors, sales agents, and other stakeholders
- Track and manage residential lot sales, buyer info, and documentation throughout the subdivision lifecycle
- Liaise with local councils, state agencies, and utility providers on matters relating to infrastructure (water, sewer, roadworks)
- Support the project feasibility process through research, due diligence, and assisting with financial assessments on land opportunities (on
- and off-market)
- Maintain and update project trackers, dashboards, and internal reports
- Attend meetings with internal teams, consultants, and government reps; keep detailed notes and follow-ups
- Help drive land registration and titling milestones in coordination with external consultants
- Build relationships with real estate agents to source and assess off-market opportunities

**We're Looking for Someone Who**
- Takes ownership of tasks without needing to be micromanaged
- Has 1-3 years experience in property, construction, real estate, or related fields (land development experience is a big plus)
- Is highly organised, detail-oriented, and responsive
- Can handle sensitive legal, sales, and financial information with discretion and accuracy
- Communicates clearly and professionally with both internal and external stakeholders
- Has a strong interest in the property development process and is eager to learn and grow within the business
- Ethical, traditional-valued, self-driven individual who is self-organised, a strong communicator, and is self-driven.

**Bonus Points For**:

- Exposure to residential subdivision projects (R2 zoning, civil works, titling etc.)
- Experience liaising with sales agents, councils or consultants
- Ability to interpret development plans, schedules, or sales data
- Familiarity with CRMs, Microsoft Excel, and project tracking tools

Expected hours: No less than 24 per week

Schedule:

- Project Administration: 1 year (preferred)
